Ok, so we found out yesterday that the seller accepted house/offer #3! This home is off of the 417 and Boggy Creek Road. It's not in our "ideal" zip code or school zoning and we will have to pay a little more in tolls-- the house is gorgeous, ultra-spacious for the two of us, in general its a good neighborhood with low property taxes and HOA fees, an exit away from research park, and half the commute to our jobs! We realize we can't get EVERYTHING in our first home! That's why its a "starter".
The seller approved our offer, but now we have to wait another 2-3 weeks to see if the bank will accept our offer! If they do then the ball will finally start rolling!
Oh, and thankfully our rental company is letting us stay in June, and maybe even July if we need it (and won't show our foreclosed rental)! Which not only lifted huge weight off our shoulders, but doesn't make us feel as rushed!
*start sending the positive vibes our way--I really want the house--well any house at this point*

Very cool! From the looks of the neighborhood/neighbors it seemed to be pretty good. How's the HOA and neighborhood overall? Be honest... we still have time to "back-out" if its super bad.... but I don't think it is!

Are you looking in Beacon Park or one of the neighboring communities (Wyndham Lakes)? Beacon Park is very nice, we built here just about a year ago and I love it. The HOA is still run by the builder in my phase (II) because we are not completely built yet, so no-one coming around and checking on stuff yet, but most people seem to follow the rules anyways.
Some things have been a little lax from the HOA (landscaping) but it's because of the foreclosure houses not paying their dues which decreases the money available, but as the houses sell it will get better. It's not bad by any means, just not as "perfect" as it was when we first moved in.
It is very quiet (except for a few with 4 wheelers riding around at night) but i feel safe here. Overall, I am very happy with my purchase and think we will be happy here for a really long time.

I don't know how true this is but a friend just told me that the home buyers tax credit can be used towards your down payment. I have not researched that info so again, not sure if it is true or not. Good luck.

Yes, we are looking in Beacon Park I believe it's in the second phase (they are still building homes on the neighboring streets. We would be on Looking Glass Falls Lane (boy is that a mouth full). Glad to hear you love it out there!
Yes, this is a short sale, so it could take a little while. We placed our escrow deposit down on it last night. Our realtor insured us that if the bank does not accept we get our money back or of course something goes wrong with the inspection. This shows the bank that we are very much interested! Hopefully it will work!

Prepare yourself mentally for 2-3 months wait. Lately they've been happening sooner but 2-3 months is the norm (I negotiate short sales all day long, I work at a title company). Try to find out what title company is doing your closing. We may know someone there and I can ask them to take care of you. I also know what you should be getting charged, so if you ever need my advice I'd be more than happy to give it to you :-)
I'll pray that they accept your offer promptly!! If the seller's have started the process prior to getting your offer you'll know in no time. Try to go with a lender/broker that will get you guys approved quickly so once you get the approval you can close right away. I have an awesome mortgage broker who I use personally.

P.S.: Make sure the company does a city lien search you want to make sure that the property doesn't have any violations since its been in foreclosure.

Thanks Nery for your advice! I believe the title company is in Baldwin Park? please tell me you work there... that would be fantastic! What do you mean by if the seller has started the process prior to getting our offer??? Our Realtor has informed us to not allow our loan officer to mover further with any paper work (other than having us approved), so that way we aren't charged all these crazy fees... does that sound right? We are pre--approved, but my husband knows that they are moving forward with finally getting us "approved" because he got paperwork sent to his office the other day from the loan officers company.

Most of the people are younger couples (though I'm in my 30's), most seem to be in mid to late twenties, early 30's and very nice. I think you both will be happy here, let's hope the bank hurries and gets you an answer quickly.
