House buying

How long did you wait to start looking? Our lease is up Nov 2009, and are done with renting! We started last year and got approved etc but ran out of time as we didnt find anything and that was about a month till lease was up!

I just think 4 months is way too soon, we know we will most likely close on a house and still have a lease for a few weeks which is fine that way we can slowly move in, clean, paint etc!

  • I think 2 months is a good amount of time. I would start scoping out neighborhoods you like now though. Also, go see open houses and make notes of what things are a must on your list vs which things aren't. That way, when you're ready to start seriously looking, you'll have a pretty good list to work with. Good luck!
  • It took us four months from when we started the entire process to when we closed on our house. I'd start narrowing down neighborhoods now, find a realtor if you don't already have one, and make sure your pre-qualification is still good. If it was done a year ago, you may have to get pre-qualified again. Good luck!
  • It all depends how picky you are. It took us over one year to find a house that fit our price range and area range. I think you should start looking now. That gives you a month to find a place, a month-month and a half for closing and then a month or so to get the house "ready" if you do happen to find something soon.

     It doesn't hurt to start now. You can always delay your closing if you want to cut it closer.

  • Just like the posts above, also it all depends. We have been on the search since March 09 and still nothing. Right now there are a lot of people buying homes versus townhouse/apartments because association and maintenance fees are ridiculous so its really a buyers market.

    Also if this is your first home you will be able to qualify for an FHA which is great since you only have to give 3.5% down.

  • We started looking for a home well over a yr before we got married (we never lived together prior).  Long complicated history, but we found the house right away, but closed on it 3 mo prior to the wedding.

    So, I'd def give yourself plenty of time to find a home, close, and move in.
