Re: ideas to sell house
I think the house looks great. Most of the furnishings/decorations are contemporary, but I think they look good and wouldn't deter me as a buyer.
The only things I would consider would be removing the island (to make the kitchen space look bigger), adding the square footage to the listing, and a better picture of the front of the house. The picture that is up there makes it look like a townhouse/condo.
Good luck!
Your house is beautiful! But, to be honest IMHO it seems a little high priced for 1/2 a Duplex. You are in the FTHB price range but even single family homes are selling for less than that in other parts of the city. (I didn't run any comps nor do I know that particular area really well - this is just my gut.)
The basement pictures in MLS do not showcase the space very well. What is that glass wall thingy and could be be removed? Also, can you remove about 50-75% of the stuff on the shelves on the opposite wall? Although it is very neat and organized it looks cluttered and like there isn't enough storage space elsewhere in the room/house.
If your agent didn't tell you you'll see the most action in week 2 and then showings will die off from there. I hope you had showings this weekend and good luck in week 2!!
