    Things are going GREAT! (as you can probably see in my ticker!) We put an offer in on a Short Sale in July and it was approved by the sellers. We planned to wait awhile because we know how long SS's can be ... but the sellers bank moved really quickly. They approved our offer within 4 weeks and we are set to close in 2 weeks.

    Obviously I'm thrilled and can't wait. I kept waiting for someone to pinch me because the whole process (so far) has been really smooth. We are buying in the Avalon Park area about 2 miles away from our current rental.

     How is your home search going? Any good news?

  • Congratulations! That's awesome! And four weeks on a short sale is incredibly short, from what I've heard. :)

     We made the decision to build, and if all goes smoothly, we'll be moving in January! It was a tough choice because we wanted the tax credit, but we knew the entire 8k (and then some lol) would go directly into fixing the bank owned properties we were looking at.

    I am so glad that this home search is over. I can honestly say that I didn't enjoy it one bit. lol

  • Oh that's awesome that you're building! The home buying process was a real roller coaster. And I keep telling myself it's not over until we have the keys in our hands.

    The house we found is in really good condition but it does need some minor fixing up. So a good portion of our 8K will go into doing those things. Hopefully the 8K will be extended thru next year so you can still cash in on it. That would be great for you... a new house and 8K to do final touches!

    What part of town did you decide to build in?

  • We're building in Clermont, about 10 minutes from the big shopping center in Winter Garden.

     That's great that you found a house in move in ready condition! With the 40 houses we toured, I think we only saw two that wouldn't need new carpeting. lol So you definitely lucked out! Was it a short sale, foreclosure, or owner occupied? Did you have to go over list price to get it?

  • Yeah... we got really lucky. We saw some really bad short sales. This one was a SS but the price was already bank approved. So knowing this (and really wanting this house) we offered the full list price but asked for 3% closing costs. The bank came back and approved everything (including the closing costs) so we were really happy.

    I love the Clermont area ... I would totally buy there but my husband works at UCF and the commute would be too far. I'm really glad you found a house and builder. We looked at some builders in this area but in my opinion, they were still REALLY overpriced.

  • Wow, I can't believe you got the house for list price! Our bids were accepted on a couple houses during our search, but we had to go well over list price with both.

     You aren't kidding that the builders are overpriced in Orlando! Pulte in Verde Ridge was the only one that we saw that had reasonable prices. And taxes are very low in the neighborhood, which is great. We so saw many houses that came with 4k-6k taxes!
