Offer was accepted! We got the house!
We made a final offer last night thinking they probably wouldn't take it because I didn't budge much! Sure enough, last night I got a call from the realtor at 10pm that they accepted! Whew- I am SO glad this is over and now we can focus on the inspection and closing. Our close day is 8/8. Here's some pictures of the house (many were taken by Tyler!)

I'm glad the sellers finally woke up and realized that it's not really much of a seller's market right now, and they should seriously consider any offers they receive!!
I'll keep my fingers crossed for a good inspection and smooth closing!!

Other than that, looks like a fantastic house. I'm so jealous. Great kitchen, basement, fabulous yard (and fence, right?). Good for you being persistant. Congrats on becoming a homeowner!
