Anyone buy a house with an FHA loan?
We are trying to get on track to buy a house soon. Our credit isn't the best mid-600, and we don't have a ton to put down yet, but I DH makes a six figure salary, and we have been raising our credit score and making on time payments, etc for the past year+--
I am looking into FHA loans--anyone done an FHA loan?
Recommend a lender or loan officer that really works with you?

FHA loans are very strict and take a lot longer than most loans, not that i have one.
I work for a termite company and when there is an FHA loan they require section 1 and section 2 items to be completed where as a regular loan only requires the section 2.
I just know that our comany need to complete a lot more things for FHA loans. But that could be just the ones that I deal with.

We are in escrow and have a FANTASTIC mortgage person. His name is Austin Bunn at Mission Hills Mortgage in Mission Hills. We explored FHA as well as Loans through school district as I am employed there. In the end we chose the other loan program, but Austin and his staff (Lynn is great!!!) can walk you through your options.
FHA s can take longer, but if you are on top of things, you'll be fine. FHA does give the option for a larger purchase amount but obviously a bigger payment. FHA does require 3%, but there are also down payment "gifting programs."

Austin & Lynn do rock! We also went traditional (and we bought a point) since our monthly payments were lower (there were some other great perks by going this route this helped us with our taxes as well). Austin will be honest and tell you EXACTLY what will work best for you, and what your options are with your credit scores, salary etc. I've referred quite a few friends to him for new homes, refies etc and they all love him as much as I do.
