MOVING TO CAMP PENDLETON!
Anyone have any idea about the Real Estate in the area? The cost, condition, proximity to base? We are looking to buy!

My husband and I are stationed at Camp Pendleton. We rent an apartment off base so we don't have to use all of our BAH. Real estate is more costly in this area than in many other parts of the country, but due to the falling prices, it may be affordable for you.
I live in Oceanside, only a few miles from base. If we chose to live in Vista or Fallbrook (slightly farther away) our rent would be cheaper, but the commute would be longer and the neighborhood isn't as nice. There are plenty of housing options in this area, but personal preference is going to factor largely in your decision of where and when to buy.

Oceanside is the closest City,
Vista, San Marcos, Escondido are to the east IN order
Carlsbad, Encinitas, Solana Beahc are to the South IN order
I would check craigs list or appartments dot com in these cites for renting
Or ziprealty is a good sight to search the MLS for buying

I was born and raised in Oceansdie, now live in Vista. I love it here
Watch out for parts of Oceanside near the 76 and 5 freeways. The Mission exit, too. Oddly enough there's a large gang population in that area. But there are nice areas of Oceanside, too. You'll know right away which neighborhood you're in. Oceanside west of the 5 can be really nice- I evacuated there during the fires and didn't want to leave!
Sorry, I work in the schools, most specifically with low-income schools so I see the worse of the worse there. Vista has some sketchy areas, too (I used to live there). But Encinitas, Solana Beach, Cardiff, etc. are nice areas. Carlsbad and Leucadia are really nice but also really pricey.
We live in Oceanside and are pretty happy with where we live. We love our little neighborhood (Rio Vista); though, I would rather live in a neighborhood that isn't so cookie cutter, but the people and families here are awesome! There are a lot of nice neighborhoods in Oceanside, but there are also some shady areas (as PP have mentioned). But as far as price, Oceanside is the least expensive for coastal living. If I had my way, I would live in Carlsbad, but can't afford it. It really depends on your price range... Carlsbad is very nice but pricey (but you definitely pay for what you get) and then there are are areas that are more inland that are cheaper -- Vista, San Marcos, Escondido, etc.)
