Homes by Paradise?

Does anyone have any experience with Homes by Paradise?  We're thinking of building with them in Nashua.  We're first-time homebuyers and we're a little nervous about new construction.  Any help would be much appreciated.

  • I can only speak for working for the VP's former company at one point...a loong time ago.

     AW is a good guy.  In his former co he built a nice house, I cant vouch for them currently, but they do a lot of sales, do a lot of homes...been around for a long time....had a lot of customers. Heavy hitter for large community construction.  You can check out communities in Manchester, nashua etc. 

      I wouldnt worry about them trying to scam you, if thats what you are worried about. 

  • I'm worried because they only give you a $10K allowance to "finish" the house...countertops, cabinets, flooring, appliances, vanity and bath countertops - are all included in that.  Our realtor said they probably won't budge on price.  But, I know we can't finish the house for only $10K.  If they wouldn't accept an offer that included more upgrades, I think we'd have to walk away.
  • one thing i do know, no matter what builder you use is, the price of a new home, is the price of a new home. 

    and if you use their vendors, then you will definately be able to "finish" your home for 10K.  =)

    im pretty sure  they can increase the cost of the house to increase the allowance....

    but the cost of a new home, is the cost they adveritse.  even in the crap ass market.  gl

  • you are lucky you get an allowance for appliances and such.  We didn't with our new construction home. 
  • Here is how it works..like Kim said, you pay the "base price" for the house, there is no negotiation for that.  Its like going to the grocery store, you wouldnt barter for a candy bar. They are selling a finished product, there is no heart strings to pull on, even in this market, they will just sell to someone who can actually buy it. Its not like buying a preowned.  In some cases they might throw in something small as an incentive up front, here it looks like the 10k allowances, usually through their preferred vendors that also do the work.  You pay for any upgrades.  That means if you want tile, you pay for the difference between tile and the allowed flooring. If you want cherry cabinets instead of very basic you pay the difference, the nice thing about having a 10k allowance it might allow for some wiggle room..ie cheap counter top here, maybe a couple dollars more for flooring there..make sure you make your upgrades count if you do them..countertops can easily be replaced some day, kitchen cabinets not so easy.  
  • I don't have any experience with them.  For what it's worth, a friend of mine is buying a new home in MA and there was tons of wiggle room and negotiation about price and the extras.  With the way the market is now, she was able to get way more house for the money.
