update on home front

Okay girls here is the update.. Robbie hopped the bus out today to my work so we could go to the realtors office right after work.  He stopped and picked up the mail on the way.  There was a letter from the owner letting us know that the 300 section (there are two sections of the complex 200 and 300, we live in 300) was scheduled to be demolished this fall and that we would be served with a notice to quit (eviction) on August 31st.  SOOOOOO we called the mortgage lender and he can possibly get things moving quickly if they accept the offers.   Here are the other issues.... the house is close to a short sale.  If it goes to short sale, it will not be able to close before we have to be out of here...... PLUS we have alot of renovations that will need to be done before we can move in.  So alot is hinging on how long it takes the owners to decide.  AND to make things scarier.. like i said we have some serious renovations that need to be done before we can move in.  We have to take out a wall, install a workshop for Robbie, redo some parts of the kitchen and do some work on the boys room.  I am not sure if we can get it all done.  I am terribly worried that we wont be able to get the contractors needed quickly enough.  Please tell me that we are going to be okay.  I have spent the last 7 hours going between excited and ready to cry.

  • It'll all be OK! Really! If these people are motivated enough they are at your MERCY... being close to short sale definitely gives you an upper hand. You are doing them more of a favor then they are doing you (believe me, as much as you want this house they want even more so to get out of it). And as for the renovations, I know it's not ideal, but is there a reason you can't get those done -after- you move in, should you not be able to complete the work beforehand? Just a warning Kim, things will NOT go smoothly... even the "easiest" closings always have bumps. There are so many steps to take you from offer to closing. But stay calm, do everything the realtor & mortgage people say, stay on TOP of them if it seems things aren't moving along, and just be positive. In the end it'll all work out like it's supposed to, I promise :)
  • Here is the deal with the renovations.  The bedroom that will be Rob and mine is about 6X8 right now.  That will not fit our bed.  There is little room for storage until we get the workshop which we were going to do last.  We need to get some of the basic done so we can have space to move in.  We need to get as much of the wall work and the shoring up of things so we can even get our appliances bought and in.  There is so much that needs to be done that we cannot really move in without having some of it done.
  • Oh Kim, I am sooo praying for you guys!  Hopefully things will get moving and FAST!  I bet if these sellers are motivated then it can happen...and who isn't motivated in this crappy market!?  Best of luck and please keep us updated!  We're all pulling for you!
  • The sellers don't want to go into a short sale. It makes things just as iffy for them as it does for you. KWIM? So I think by you making an offer, they will hopefully take it and run. I know that's what I would do if I were faced with a short sale! If you need help, let me know. I'm no Bob Villa, but I'm sure I can do something. And I emailed you the name of our inspector and all his info.
