We're using Chase since they are the bank that owns the foreclosure. I would recommend using the same bank if you end up with a foreclosure- There are a lot of incentives.
For example, we locked our rate at 5% back at the beginning of November, but because we are using Chase, they are giving us 1% back every year for the life of the loan (FYI- I read an article this week in the SS, that the rates had dropped to 4.71 last week). We can either add this to the principle or take a check.. so essentially, our rate is like 4%.
They are also giving us a point back at closing which we decided to take as cash, rather than to buy down the rate. We would have to live in the house for 7 years just to break even, I think... so we're getting like 1800 back at closing. Plus, I believe my husband said something about not being able to buy a rate down past a certain point. (Don't take my word for it though, lol... I always say that I know just enough to sound stupid). as They are also paying for the title insurance, etc. We also paid half of what we should have for the appraisal.
Like I said, buying a foreclosure and using the same bank has its perks.

How long did it take the bank to accept your offer?

My husband went and saw it the first day it was on the market since I was out of town for work. He put an offer in that morning, but we had to wait 5 days for the bank to see if they would receive other offers. On the 5th day, there were 3 other offers beside ours and the bank asked for best and final offers from everyone by 5pm. We upped ours to 3% above the asking price and then had to wait.
We found out we got the house 2 days after that.

We just submitted our offer this morning and Im hoping that we hear back from them by Friday. So far no other offers are on the table.
Where do you stand with the house? Did you already close?

What type of loan are you doing? We are trying FHA since the down payment is so low

From the signing of the contract to the closing date, it will be about 6 1/2 weeks.
We are doing a conventional, 30 yr fixed, with 20% down.
