So this is chapter, what, 3000?! with stupid f'ing landlord. We got home from shopping just as it started to downpour outside. No biggie. Got inside and Evan headed up to the attic to get the laundry started. He comes back to inform me that the lovely tarp and bucket system stupid landlord had devised to divert the leaking water has failed and a bunch of our stuff in the attic is soaked! AHHHH!!!!!!!!! Thankfully, we have some really kick a$$ boxes and none of the things in the boxes were damaged. Oh, and the water is seeping in to the ceiling in Charlotte's room. I can see the paint bubbling. GREAT!
Evan calls the landlord and OF COURSE it goes to voicemail. He finally called us back about 30 minutes later (not bad for him) and we inform him if what is going on. He says he'll come by tomorrow after work and look at it and see what he can do. UGH! He also said he ws going to have the roofers (who still aren't here) come by and try to tarp this side because when (more like if) they show up they are starting on the other side of the building!
I am so beyond done with this!!!!!!! I have an email in to a realtor with the Bean Group on some properties we are interested in and I plan to call our bank first thing tomorrow to see if we can get pre-approved. I also need to find out about getting in with NH housing authority because I understand that if you meet certain qualifications (which we do) they will provide a grant for 4% of the cost of the home.
Does anyone have any insight on what I need to do to really get this moving? I am so lost and I am at the end of my rope with this idiot! Sorry this got so long.

We are also house hunting and I'll share what little knowledge we have of the NH first time buyers program. Its probably best if you look it up online, and then call them. But basically from what we've learned this week... you do have to qualify to a part of the program. They require 3% down- 1% from you and the other 2% can be a "gift". They would then give you the rest of the down payment. You do not have to pay back the money if you live in the house for 5 years. If you move before then, I believe you pay a penalty and also need to pay back the grant they give you. There are only certain banks in NH that are apart of this program, so I suggest before going to your bank find out if they take part before you go through everything.

Hmmm the program you are part of seems to be different than the one DH and I are working with. With the NH Housing Finance Authority, http://www.nhhfa.org/hb_sfmp.cfm if you qualify they will give you a 4% grant. You have to come with "4%" but you can get 3% of the money from sellers concessions. You have to put in atleast 1% of your own money. Be careful, you will have to put up more than 1% though. You will need to have a home inspection (if you are smart) and they can cost up to $500, that is not part of your 1% and then there are a few other expenses that need to be paid up front like the first year of insurance and i almost forgot to add in moving expenses, new locks for the door, etc.
We are working in this right now and it can be very confusing. Talk to your mortgage lender, if you dont have one yet I absolutely LOVE our lender. If you have questions just ask, kimmid@comcast.net
