Renovation questions

*I wanted to post this "locally" so that I could ask prices and get a better ballpark* We have a finished (in the 70's) basement. It has a really large living/rec room, a bedroom and our laundry room. We have been using it as storage for 3 years. My sister's bf will be starting law school to save money they will be living down there for the few years. I have 2 questions...

1. Has anyone added a (modest) 2nd bath where there wasn't one before? What kind of time frame and approx costs can you share?

2. We bought our house from DH's grandma riiight before she passed so it was an informal sale with no inspection <slaps forehead>. The condition of the basement didn't matter much to me when it was just our junk & washer down there. Now if we have "tenants" I would love to have someone walk through and do a brief once over inspection to check for any hazards/leaks/damage/mold etc... I wouldn't even know who to call or more importantly how much estimate for that would be.

Thanks SO much ladies!

Re: Renovation questions

  • I don't have a ton of knowledge, however we put in a half bath on our main floor this past year for about $3000.  Our handyman is rather cheap.  He gave my brother in law a quote for a full bath in their basement for about $6000 but I think there might have been some extra work there.  All I know is it is the plumbing that makes the cost high.

  • Oh I forgot time frame, our guy did the half bath in a couple weekends I think.  We went to Hawaii, left him the keys and when we came back it was done.

  • Could you just call a home inspection company to inspect the basement?  Our home inspection was I think $450.
  • Our home inspection guy was awesome.  Once we get ethan to bed I'll have dh find the paperwork.  His name is John and I think the inspection was only $100

  • Are you talking about putting the bathroom in the basement? I do know that those are slightly more expensive cuz you have to get a special toilet that flushes "up", or a pump to make the toilet flush up (into the main sewer pipe). Not sure how it would work with like the shower and sink drains and stuff for that either as far as drainage.

I for the life of me cannot remember whether my home inspection was $300 or $130. If you're just having someone come check out your own house, it might be a little less, I'd imagine.
