Home inspection results..
The inspection went okay. Not as good as we would have hoped but better than we were expecting to be honest. No surprises but it is like we thought, the house needs all new wiring. The electrical has the original wiring from the house.. remember the house is 248 years old. It has the original and the updated wiring.. so that will need to all be replaced. The original is still live which is really not safe so it will all need to come out. The plumbing is a mess and the bathroom needs to be redone, new toilet, tub fixed, tub surround tile replaced. The only issues with the foundation and the outside is that the roof needs new shingles on one part (not too expensive) and we will need better drainage (we can do that). Everything else we were expecting. It is going to cost more than my dad offered us so i called him up and he is going to help us more. I have been back and forth between tears and guilt. We are scared of the work but honestly we are in a bad place now..... if we dont take this house we are at risk of either being homeless for a while and then ending up renting again which would mean no house for 3 years while i finish school. There isnt time to look for a new place and honestly we LOVE LOVE LOVE this house. The kitchen will be a tight squeeze but we will figure something out. We are pretty smart people. All in all i am okay but just overwhelmed. We just went over the budget and i think we will be okay but to be honest.. if you have skills in remodeling, live close to Manchester and wouldnt mind coming over and helping we could really use the help. We are going ahead with this and hope to be home owners in the next 1-2 weeks. Thanks for everything, you guys make me so proud to be part of this board.

Im sorry to hear about some of the things that need to be done. But if you want it bad enough, everything will work out in the end! I really do believe that! Heck, i live my life day to day by that rule!
Im not very "mechanical" but i'd be more then happy to come help out with whatever I can, after the baby is born. I'll be needing a break and a chance to get out. Even if it means painting or whatever!
Kimmi - DH works for Home Depot and says if you are doing any of the work yourself or even with a contractor he might be able to give you some tips about saving money when you buy the materials. He also has training in all areas of home repair so if you need help let me know.
Angela, the house is a foreclosure and after negotiating for as long as we did and with our situation with the eviction due to the complex demolition, we are probably not going to pursue a reduction. Plus with it being a foreclosure they arent going to drop it. They are already posturing to put up an auction if things arent done on their time line.

Painting party and drywall party are pretty much what i was thinking for help!! I will welcome any help with those two things. LOL
