we may have a renter.

agent listed the apartment for rent. i forgot i OK'd this.

another agent sent this couple to MY agent to see apartments for rent.

DH and I did not want to rent because we do not want to be landlords. we're okay with holding onto the place and carrying the mortgage and a second rent until we get an offer. I told the agent yesterday that we would not like to rent and to remove the listing from MLS as a rental. (i said if the couple was adamant, then just show it to them anyway).

 agent called me again today that the couple is VERY interested and wants to rent the place, and he showed it to them last night.

they want to rent it AS IS (even though we still have to put up two fixtures), they want to move in ASAP, and want the option to buy stipulated in a one-year lease. they have 2 5-pound yorkies, and i guess they are having a hard time finding a dog-friendly place.

agent will handle background check, board approval and all of that. the buyer pays the fee, so that's a bonus. plus they retain the right to make an offer on the place within the year, and if we want to show it we can, but they have the right to meet or counter the offer.

OMG, does this mean 2010 is looking like it may be a good year?

the only good part to being a landlord is that there aren't any real issues with the place, and they still have to call the super if there are any real problems with the apartment. i talked to DH, and they can move in after the 16th provided that their background check pans out.

 

Re: we may have a renter.

  • I'd say that's a good start to 2010! Really, being a landlord isn't that bad. I haven't heard one peep out of our tenant, and she's paid her rent on time so far.
  • even if they can't pay on time, at least we know we're financially okay as-is.

    but the BESTEST BEST part? the rent they are paying exceeds our mortgage and maintenance by a considerable amount. 

    and the dipsht from upstairs installed carpet and/or moved her dogs to the roof so she never makes noise anymore.

    i'm happy about this decision. if we got an offer to sell, we'd be looking at a 4-5 month process again anyway. this gives us back some money for a few months.

  • Stinky, you've been a landlord for less than a month.  I certainly hope the rent has been on time.

    Money coming in the door is a good thing so I will give you a Huzzah for that, but save some of it for when they move out taking the closet doors with them and leaving three years worth of garbage.

  • zsazsa, duly noted. i already expect them to leave behind lime green walls and piles of garbage in the closets when they move out. well, unless they turn into squatters and i need a court order. if it works out, we'll be opening a separate account for rent check deposits.

     

    they had the nerve to tell my agent that we have to make sure we move all of our stuff out. um, DUH. but he asked about their income and all of that, so he sounded hopeful. i guess we'll see. thankfully, they pay a background check.

    i think it's a little weird though. if they have 3 months worth of rent and money for the processing fees, why not just make an offer? eh, let the agent deal with it.

  • Sounds like great news! 

    Maybe they can't make an offer because they need time to build up credit or save more for a downpayment.  I hope the first place we buy is a two-unit house like we live in now so ideally, our renter pays our mortage (or most of it) so we can save up for a downpayment on a single-family house and then have two renters in our two-unit.  ::wishful thinking::
