I'm late to this party and I didn't read the responses...
but you *might* be able to work out something like that with an FHA loan...although $20k extra ona house that doesn't appraise that much higher than purchase price might be a stretch.
It can't hurt to ask a mortgage company though.

Ha! So maybe 5 minutes from my parents? (RIGHT over the border from Haverhill, on the other side of the highway) I think that's a pretty nice area. PLUS you're right next to Biggarts, which has Richardson's ice cream AND Wally's Vegetables, which has amazing polish food. Oh, and great highway access. I guess that's what most people think about when they're buying a house, huh? Not proximity to ice cream and perogis like me.
Oh and it's near one of J's favorite farms (yes, my husband has favorite farms). Great berry picking.
Oh and Seafood, Etc, which is right next to the highway. Really awesome fried seafood.
I'm not 100% sure I follow the whole idea...I do however know that since we qualified for a low/moderate income loan we didn't have to put any kind of down payment at all. It definitely is the only thing that allowed us to buy the house, that's for sure.
I'm not sure what your options will be..you'd have to talk to banks and mortgage companies to figure out if its possible.
With the housing market & economy the way it is, you are going to be hard pressed to find anyone willing to lend 100% on a house. Years ago, we got a 115% no money down loan, and that would be the house the Dink just short sold. Yeah, there's a reason banks aren't doing that anymore.
Good luck looking! Since you're planning on a "forever" home make sure you both like it. The one M picked looks like it's of the era of small bedrooms, and with no bathroom pics, you might get one that looks like ours!
