buying a house???

To all Nesties,

My husband and I are in the process of buying our first house . Is there any advice that anyone could give us? Like do's and don't we are definitely new with this... Any advice is highly appreciated. Location that we're looking for are West Islip School District...

  • My husband and I just bought recently.  Make sure what a homeowner tells you is the truth.  We trusted ours, and now we are ripping down walls to reinsulate teh entire house.  Also our heating system went within 2 months of being here, and the repair man states " didnt they tell you there was sludge in there for years?" Ooops.. Decide waht is important to you both- backyard, 2 bedrooms, whatever.  Go in as a team, not as a divided pair because everything u want hasnt been discussed- ENJOY your time doing this.  You cant get back your first home buying experience- years or months down the line, you will be laughing as you are spending the day in your new home.  Good luck.

  • Do yourself a favor and avoid Short Sales. Well, unless you have unlimited patience and time on your hands that is. The realtors and lawyers will tell you 60-90 days but it's a crock. We've been in contract with two seperate short sale deals, one we didn't hear anything for 9 months and finally decided to walk away and this last one we were in contract for 4 months (completely in the dark the entire time) and decided to walk away from that too. 

    Don't trust everyone involved in the deal (that sounds completely terrible but it's true). You may have a wonderful realtor and a super lawyer but you have to realize that they're in it for the MONEY not because they want to help you. Double check any paperwork you sign, don't let anyone tell you that you don't have to worry about reading it, because in fact YOU DO. You're signing your life away for hundreds of thousands of dollars, the world can wait while you read what you're signing.

    Also, don't settle! It is a super frustrating process and you'll see tons of homes but you have to find something that you and your hubby both love and agree on otherwise you'll move in and instantly have animosity towards your hubby and your new home. Crying

    (Can you tell I've been in this game for a while?! LOL! We've been looking for two years now and it has been such a stressful process.)

  • 1.  keep in mind that any realtor ultimately is representing the seller.  that may seem obvious, but so many people develop a relationship with their realtor after months of looking, and then divulge all sorts of information they shouldn't.  For example, if a seller is asking $300k and you might be willing to go that high but want to counter-offer to get a better deal, don't tell the realtor you'd consider paying $300k but want to offer $250k.  the realtor will go right back and tell the seller to hold out for $300k. 

    2.  be on your guard... don't always trust the parties involved because they're really just looking to close deal and make a buck. read everything and ask lots of questions

    3.  definitely hire your own 3rd party home inspector... not one recommended by the realtor.  no matter how young a home is always, always, always get a home inspection even if the bank doesn't require it.  you need to know what you're really buying.

     4.  keep in mind that any renovations on a home will always take longer and cost more than you think.  you never know whats hiding behind that wall!  building supplies are expensive, but labor is really expensive
