new homebuyer ?

My husband and I are in the process of lokking for a house and aren't sure where to begin. We're first time home buyers and new to the area but are lokking for something near UTSA or the shavano area. We're preapproved for $200,000 but don't know if we should go for a new house or an older home. Also, do we hire a realtor? How much do they generally charge for their services. What if we don't like what they find? Any help would be great. TIA.

  • You should go around and look at new homes and see if that is what you want. You can do that alone.

    If you don't want new, hire a realtor. If you don't like what they have found, they keep looking. I don't think it costs you anything- they get a share of the sales price or something of that nature.

     

     

     

     

  • Get a realtor. Since you are the buyers, the services are free as the sellers pay realtor fees.

    I have an excellent realtor who specializes in that area of town. Her name is Pat Sankey with Keller Williams Legacy Group. Her website is PatSankey.com. Even as a "I do lots of research on my own" type of person her services were well worth it.  As first time home buyers she really helped a lot.

    BTW, we bought a pre-existing home and renovated it.  Got everything completed in 2 weeks.

  • I would love to help you.  I am a Realtor in San Antonio and in regards to the pp there isn't any charge to you to use me as your Realtor, sellers typically pay all of our fees.  Shoot me over an email with what you are looking for and when you think you and your husband would be able to meet to have a buyer consultation.  I would love to walk you through the buying process and see if we would be a good match to work together.  My email is jennifersimko@kw.com

  • Definitely get a realtor.  My fiance and I just purchased 6.5 acres in the St. Hedwig area (no house) because we couldn't find a house we liked enough to buy it and if it weren't for our realtor, we would have been paying about $10K more than the final price everyone agreed to.  He got the seller to cover closing costs too.  Plus, having a realtor keeps things professional, not personal.  They also clue you in on all kinds of stuff you really need to know when you are making such a large purchase, and your realtor works to get YOU the best deal, not the seller (the seller had his own realtor, and we had ours).  It's kind of like getting a lawyer, so find a realtor with a good reputation and attitude.  Good luck house hunting!!!
