More on the House Hunt

In case you're interested...

We're trying a unique tactic.  We really liked Cabana, so we're going to try to negotiate something with the owners.  This was the great house with the subzero fridge, granite counters, hardwood floors, outdoor room and four bedrooms.  It was a rare standard sale in a great location.  I'd post pics, but the property was delisted.

We will wait 5-6 months for the home if they will agree to let us buy it for the amount that we offered.  They would have to move at that time regardless of their situation.  We would be able to opt out if we found something in the interim (they'd be no worse off).  They may not bite, but they would know we were serious and that they'd have a strong buyer waiting for them.  Our REA thinks its a good approach if we really want that house. 

In the meantime, we'd sign a lease and get our rent back down to normal.

We're continuing to look, but this way we could lock down something we really like and not have to deal with any short sale or reo BS. 

Re: More on the House Hunt

  • As the seller I would be a little put off by the having to move in 5-6 mons if I weren't ready or in the position to.  Was this the house that the owner was military?
  • Ditto codes response. I guess I'd be uncomfy with the idea of the buyer being able to opt out if they found something else.

    The buyer being able to opt out doesn't hurt them at all.  They would just have to go back to the drawing board, which is what they'd have to do when they finally decide to sell anyway if they don't accept our offer.  Am I missing something?

    And Code, making them move is the toughest point.  If they end up getting delayed again, then this is their risk.  On the other hand, they were ready to go now...

    The military is a strange creature and I would not chance the stability of my household on them.  If I were in their position I would not accept your offer.  That being said I would have my realtor keep your information so that if I did get orders shortly, you could be contacted directly instead of starting over if I could avoid it.

    That's probably the way to go, then... reaffirm our interest and maintain our offer and info with their realtor.

    I agree with this 100%.  Have your realtor keep in touch with theirs and they could contact you directly if and when they need/want to sell.  Then you can submit your offer, get it under contract and get the ball rolling.

  • I'm kinda confused so I don't have any particularly useful advice, but I just hope you guys find your dang house soon! I can't even imagine how antsy you must be.
