If your house is for sale...

DH and I are trying not to freak out, but our house has been for sale for 2 weeks and we haven't had ONE call about it.

Granted, we live in a twin in Gloucester City so I know people aren't jumping to live there (stop laughing, we bought the house when we were 22 years old, 2 months after we graduated college and we had an 8 month old baby! That's why it's a "starter home", lol).

We are resigned to the fact that we will be making NO money from the sale of our house -- technically we are losing money because we just put a brand new $7,000.00 heating system in and the house is currently listed $4,000 over what we paid for it 4 years ago. We are totally fine knowing that we will essentially lose money -- we want to sell low in hopes that we can buy our forever home in a better are at a lower price.

The national board (Buying a Home) makes it seem like houses are selling like crazy, so I wonder if locally its the same and maybe we just over priced our home (our realtor thinks we may have).

Ugh, I'm only 2 weeks into my first sell and I'm already stressed.  

So, if your home is for sale, how many showings have you had and how long has it been on the market?

  • ours has been for sale since march 6th.  we have had 4 showings, 1 offer that fell through!  i am afraid things are getting worse so am not optimistic.

  • Our townhome in Cherry Hill has been on the market since the 2nd week in February.  We have had 15 showings, including people who came 4 times and another couple that came twice (no offers...grr).  Since March 20, we have only had 4 showings but one did result in an offer.

    We are currently negotiating the offer, but I am not too optimistic about it since he came in super low and is not budging with the counters.  It seems to me like the rush in February-March is over bc the tax credit is only good on homes under contract by April 30.  Maybe it will pick up in the summer, but I have been hearing otherwise.

  • Buy a St. Joseph's statue and bury it outside your house. I'm almost positive that there are specific directions on the box on where and how to bury it. He's supposed to help houses sell. I've known a few people that have done it and it's worked. Worth a try, right?

  • We've got a townhouse in Marlton, it's been on the market for about 3 weeks and we've had 4 or 5 showings.

  • My husband and I put our house on the market about a year ago.  Took us 11 months to get an offer.  We finally accepted an offer and close on Thursday. 

     

    There were times when i got so discouraged because we didnt have showings.  We would then go through spurts when we would have alot of showings.  The weather is getting nicer so open houses might help.  The offer we got was through someone who came through our open houses. 

    I did however bury a St. Josephs statue a couple weeks before we got our offer.

  • Our house has been officially listed on line for about a month.  We've had 4 showings and numerous open houses.  Everyone tells us how great our place is, but we've had zero offers.

    We're resigned to the fact that it's going to take a long time to sell and people will probably lowball us.  It's just that type of market.  We'll most likely end up losing money too and we're considering renting the place if, in 5 months, we're not under contract.

    The market is going to be crappy for sellers for at least another 1-2 years, so prepare yourself.  It totally sux...the whole house-selling thing is super stressful and time consuming.

    I finally got a St. Joseph's statue from my aunt.  It's 2" tall so I can't bury it, but he's sitting in my front window.  Since then, we've had a call for two showings, the one daughter and dad group that came Saturday came back again Saturday night to show it to the girl's husband, and at our open house yesterday a girl seemed really interested and wants a second showing.  Not sure if it's the luck of St. Joe or just because the tax credit is ending soon.

     Good luck and try not to stress!  (and I say that as I'm thinking about everything that has to be cleaned when I get home just in case someone calls for a showing...ah, yes...the life of a seller)

  • Izzy-that's how tall it's supposed to be I think. I've never seen one bigger. There's rules on where to bury it, maybe in the North side? Look it up. It's interesting. GOod luck!
