DH and I are moving to Wilmington in July and we've started looking around (mostly on craigslist) for a place to live. We're looking for a 3BR and would like to stay at around $1100 or less/month. I've seen tons of listing for places in apartment complexes (Mill Creek, Glenmeade, Clear Run, etc.) Are these complexes nice aka family friendly? We do have an almost 7th grader, so schools are important. I'd prefer to not use a realtor because of the fees. TIA!

Most apartments in mid-Wilmington have a lot of college kids.
Honestly, for $1100 per month you could probably rent a 3BR house. Is that something you would be interested in?
If you're looking for a particular school zone (Ashley HS, for example), you can go to this site and look at the zone maps:

Zip codes aren't entirely helpful, but I think everyone in 28412 is in that school zone. 28409 and 28403 will depend on the street.

Some are advertised as nice places, but they are crap. Clear Run, and Mill Creek are definitely college student laden. There are some nicer, larger apartments that are more family oriented, like Breezewood and River Ridge.
I do agree that you can find a house for that price. Try the Century 21 Sweyer and Associates website. I think they have a pretty big rental section on their website.
Also, go to starnewsonline.com and check out their classifieds. You can find people who have listed their homes on there as well. GL!

I lived in a 3br townhouse in a neighborhood called Greenway Village... it's on the corner of Racine and Kerr... the address is 321 S. Kerr Ave. We rented it through Century 21 and really enjoyed the small complex.
oh and we only paid $950... there were a few college kids there, but it was mostly owner occupied.
