Hi everyone!
My husband and I got married on Easter and I figured now I could join the nest. Currently, we live in CA and both are working full time. In the fall, we're both going to grad school at Vanderbilt so we're coming to Nashville.
If anyone has recommendations on real estate agents or great areas, we'd love to hear them. We're looking on buying a small house (well, technically my aunt wants to invest in property and we'd be renting it from her). We don't mind living outside of the city, as we're used to commuting.
We've only been to Nashville once, so I'm looking forward to learning about the area and checking it all out.
LG
Re: moving to Nashville!
We live in Hermitage, too, and love it.
A great website to check out is:
It's all of the local real estate listings compiled, you can search by MLS area.
Hermitage is in area 7, just east of town. There are plenty of other great areas to choose from, depending on your needs and interests.
Welcome! We moved here from southern California 4 1/2 years ago (I'm originally from New England, though, go Sox!!).
We live in the Hillsboro Village area of Nashville. Right near Vanderbilt. I'm a fan of both the Hillsboro Village or 12 South areas. The homes will generally be more expensive (and usually smaller and/or older) than if you were to go out about 10-15 miles. However, you can't beat the location. Plenty of restaurants, close to downtown, shopping, etc.
There are lots of cute houses in Sylvan Park, too - another very convenient location. You might get a little more bang for your buck there. Prices have started to rise there, but it's still at a lower price point than Hillsboro.
I'm not much of a suburbs kind of girl - you might want to check out Bellevue, Forest Hills, or Crieve Hall (as mentioned above). If I were to pick an area outside of metro Nashville, I'd gravitate towards Williamson County. Brentwood, maybe Franklin (that's probably as far south as I'd go. LOL).
East Nashville is still an up and coming area (there are still some dicey parts there). However, it has great potential. Houses are still priced a little lower and there are some great shops and restaurants in the area.
FYI - Brentwood/Cool Springs is about a 15 minute drive from Vandy during the weekends and on off hours. It'll take longer during rush hour (possibly double that time). The traffic going to/from east of the city is bad, too. Something to think about. The traffic gets pretty congested during rush hour here. That's another reason to stay close to the city.
Thank you all so very much!
I'm going to research all the areas you mentioned.
(Go Sox!)
The traffic is worst around Vandy IMHO... I've spent 15 minutes trying to get from basically the law school to the medical offices for a doctor's appt. I could have crawled faster.
Oh god, yes! It can be terrible during the day time. Usually around lunch and then again at the end of the day. Mornings aren't bad. Thankfully, summer is just around the corner. I'm always amazed at how much of a difference there is with school being out.
It's also terrible when you get on 440 at West End or 21st. That stretch of 440 to 40E/65S is always backed up at rush hour. Once you're on 65, it's pretty smooth sailing. 40E and 24 are way worse.
i live in hermitage too! I had no idea so many people lived here. I love hermitage. We have a Target and a Wal-Mart as well as most fast food and restaurant chains you could think of but they are usually less crowded than in other cities. Our home was a foreclosure, but we got around 1600 sq ft for 136,000. My husband works at Vanderbilt and it takes us around 30 minutes to get there from here. We leave between 630 and 640 and get there right at or just after 7 on most days.
Our realtor was Troy Charlton with Century 21 and he was wonderful. He is from hermitage and found this house for us. We hadnt even considered Hermitage before but this house was perfect for us.
Franklin is a really nice area but it is very expensive, even to rent. I agree with the previous posts about East Nashville as well. They are working very hard to improve it and have fixed up some cute old neighborhoods but i wouldn't live there just yet. Hendersonville (my home town) is very close to nashville but it has gotten pretty expensive to live in.
I've lived here my whole life and i'd be happy to answer any of your other questions. i know it can be scary to move to a new place.
I don't know what time you have to be at work, but if you'll believe it - if you leave by 6:20, it takes half the time, as you'll beat a lot of the traffic on the interstate.
i figured this out when i had to work a lot of mornings (i usually work second shift) and had to be there at 6:45 for report.
also - OT - curious to know how everyone is doing with the flood waters.
