What did your real estate agent do to help sell your house?
FI and I have been trying to sell his house since January. Aside from post cards in the beginning and two open houses, I'm not sure what else our real estate agent has done. Our contract opens ends in June but we are friends with the realtor. I just feel that there are pictures missing from the mls listing as well as not having a 360 video which I've asked about before. What did your real estate agent do to help sell your house?

While I haven't sold a house, my sister is a real estate agent in the Triangle... and we were actually talking on Friday about what all she does to sell a house.... she was telling me she puts together a notebook for all her clients & buyers giving in depth detail of everything about the home, and she purchases the url for a home she's selling... i.e. if I was selling my home at 123 Easy st... she'd purchase 123easyst.com and put the photos, virtual tour, and all the info there. And- of course she does multiple open houses.
Remember, it's business, not personal.... it might be hard for the Realtor to tell you what needs to be done in your home (if anything) since you're friends....

I agree with this. If the house hasn't sold by the time the contract ends, I'd look for a new realtor. You'd think that your friend/agent would take things more seriously since you're friends, but it doesn't always work that way (and it may be harder for you guys to be as assertive about the things that you want/need done, since it's a friend).
had someone take really good pictures (he admits his aren't good, he uses a pro), emailed all the agents in Durham with your listing, came by the house to make sure it was market ready/to give suggestions on things to change, negotiated with other realtors, answered other agent's questions, followed up on showings/inspections/appraisals/etc...
He did a lot. We were under contract the first time within three weeks, and when that fell through went under contract again within a few weeks.
