    That's like that new PVM (or whatever it is called thing).  "Will entertain offers between $225,000 and $275,000".  HELLO?  Why would anybody offer more than the $225?  I don't get it!

  • Maybe it's really a two bedroom cape on .8 acres of land.  That is so odd.

    Maybe they are not guaranteeing the disclosure information? 

  • i was just like......oooooooooookay, now I will *never* be interested in that house. Way to go, agent. ;)
  • Maybe the house is in probate or bank owned?  They usually say that the info is not guarenteed with those.  When we were looking a few years ago we saw a house that was in probate and they kept telling us over and over that they couldn't guarentee any information (like how old the roof was, how old the systems were) etc.  Our agent told us that once a bank or the state owns the home they can't rely on any previuos information about the house, it's some odd real estate rule.

     

  • See, for me, I would then wait until I could evaluate the property properly (say that 12x fast) and then list it without the sketch factor. I imagine you'd get a lot more interest that way. But maybe that is just me?
