...you're in Providence, right? Do you like living there? We were house hunting this past weekend and that's where I think we'll end up. We really liked Woodside and Warmington homes. If you don't mind me asking, who did you build with and would you recommend them?

We LOVE living up in Providence. It has a more lush feeling to it vs. feeling dry/dusty, the moutain vistas are gorgeous, as are the views of the Strip. Easy access to the freeways and shopping (hello, Home Good is like five minutes away!). And the best part is that it really is much cooler up in that area during the summer--often by as much as 10 degrees. When we were house-hunting, we went all over the Valley and kept coming back to this area.
And here's where we cheated: We looked at all the houses in the master plan, and weren't in love with the floorplans of any of them. Then, development started on this piece of land within the master plan that wasn't part of the master plan--at Farm/Hualapai (if you look on the Providence map on the Web site, there is a grey area north of Farm and West of Hualapai). What it meant is that we were nestled within the master plan, with an awesome park across the street, but we wouldn't have to pay the master plan SIDs--so our monthly assessment is WAY cheaper.
The builder in Harmony Homes-- www.harmonylasvegas.com --and we're in Harmony Heights. It's a small, gated community. Very affordable and the floorplans are great. We definitely had some struggles with the builder, but no different than what anyone else goes through. They've been really great to work with, and the neighborhood is selling like gangbusters, so I think that's testament to the value they provide. They give a lot of upgrades in the base price, and one of their models is completely un-upgraded (minus the floors) so you can see what you get if you don't put any extra money into it.

Yeah, those SIDs are kind of insane! We calced about the same per year, and figured it would be so much better to put that somewhere else, especially because we'd still be reaping the benefits of being in Providence, anyway. Definitely check it out next time you're here, because there aren't many plots left--though the lot behind ours is open...maybe we can be over-the-wall neighbors. :P
We looked at so many houses, too, so I know what you mean about forgetting what was where! I think we were kind of in the same boat--looked at a lot of foreclosures, but there were so many bidding wars going on at the time and the houses all needed so much work that it ended up being cheaper to just build. And it's true--you can get way more for your money up NW. We looked at almost identical floorplans from KB in Providence and then down south in Moutain's Edge, and Providence was many thousands cheaper...which worked out well, because I really disliked Mountain's Edge, anyway!
The other nice thing is that living this far NW puts you really close to Mt. Charleston, which is a really cool place to visit.
