What typical fees do you have with buying a house in Alberta?  What kind of taxes and fees do you have to pay?

  • Commission is never a set by a council or association.  It's up to the brokerage.  You might want to check out the Real Estate Council of Alberta's website.  They have some good info.  I'm sure they have a realtors' association too, which will have some info
  • Since your the buyer you shouldn't have to pay commission.

    I have bought two houses in the last three years and as I buyer my bill at the lawyers office always came to $1300.00. That is for their work, land title changes, etc.

    Taxes on the house ... I am not really sure. I believe you only pay this on brand new houses. Property taxes are not assessed till June of each year. I bought in December and didn't get my tax bill until June and they give you the option on paying in a lump sum or monthly. For example, my condo at $100K property tax was $500 yearly. My house at 300K property tax is $2136.00

    Also, property taxes are pro rated depending on the month that you buy in.

  • Thanks so much!  We were talking with our banker and she said that usually to figure out the cost for lawyer and fees she takes the purchase amount and multplies by 1.5% but she didn't know if there were any extra fees in Alberta that would make the number go up or down.

     Now, to find somewhere.

  • Just an FYI, that if you sign a conbtract as a *buyer* with an agent, some will charge you commission. I have a friend who works primarily as a buyer's agent and she does collect a fee from them.

    Good luck on the house hunt! I heard the Alberta market has cooled a bit, maybe you'll luck out and find a great deal.
