Is Mountain Vista Ranch the community you live in?

  • We're looking a  few houses in there. I am trying to figure out if there are community parks for the kids, how strict the HOA's are and what the fees include.

    We still love MP, but there are such great deals in other areas so we aren't sure what we are doing. We were pre approved and I'm looking all around now..

  • Umm, from what I have seen the HOA doe snot seem to crazy strict, i know that there was one time our weeds were a little crazy and we got a note but we took care of it right away, or like when we first moved in the house had been vacant for over a year and they sent my mom a note about the grass being dead and she called and explained that we has just moved in and were working on it and they were very patient/understanding with that.  We have neighbors that park in the rocks all mammby pammby like all the time and i don't believe they have gotten notices for that... i wish they would... but that is a different story. 

     the fees I *think* are like $35 a month, the are a couple parks one right when you come in off of bell rd and then another just a little further down the way, we have a couple greenbelt areas that have like a little sandbox type thing in it.  I think the HOA fees include upkeep of the common area?s but I am not 100% sure what else, there is no community pool.  One other thing is that I know if you want to paint your house you have to get the sign of from both neighbors on either side of your house. 

    It is a nice quite community; our home was built by Richmond American Homes.  But I think there are a few builders in there, you know kind of like MP has several builders.

    Another area that I really like is Greer Ranch from what I saw online the HOA fees there are around $50.  There is a house in there that Cj and I really like and it is listed at $155k.  But it is like 3jk sqr ft.  There are a few communities in surprise that I really like.
