NH Closing Costs for Homeseller?

I'm a DC Nestie, but my mom lives in NH.  I'm helping her sell her house & I wanted to calculate her closing costs from the sale.  Can anyone give me a laundry list of the closing costs for the seller?

Her realtor is also calculating it, but I want to make sure it is correct.

  • I answered this on the Home Buying board too and wasn't sure if you would see it so I will copy it here too:

    Usually the seller will have to pay 1/2 the tax stamps (NH tax stamps are valued at $15.00 per thousand of the selling price of the house), any Mortgage discharge recording fees, together with the L-chip surcharge on each discharge.  Discharges are ususally $17.42 each and the L-chip fee is $25.00.  Any closing credits that seller is paying to buyer.  Real estate taxes will be pro-rated.  Any final water and sewer bills will be taken out of her closing costs.  Realtor commission.  Wire fees or UPS mailings to get the mortgage payoffs to the banks (if the seller has a mortgage or mortgages on the property).  If there are liens or attachments on the property those will be paid off out of the seller proceeds.  If the seller has an attorney, there will be attorney fees on the settlement statement as well.  Although some attorney's will bill outside of closing.

    Hope that helps a bit.  Every closing is different though so there could be additional fees.  When in doubt talk to a lawyer.

  • Thanks again.  Given the market & what's going on today in DC I'm not holding my breath.  According to the P&S agreement the buyer is financing 97% through an FHA loan.  Indifferent
