Our nephew and his GF just put an offer on a house and it was accepted! I'm so happy for them, this is what they've been wanting. Right now they both live at home and are FT college students with jobs in the food industry but they've been really good about saving all their money. They're both 20 and have been dating since 10th grade and have 2.5 years left of school.
SIL really wanted him to wait until school was done and they were married, but the house went for $40k so they couldn't pass it up. I'm so proud of them - Mike says he's the youngest in the L family to own a home.

Ummm BTW as a side note it boggles my mind the prices for houses outside my general area of the NYC suburbs!
That is fantastic news. I am kinda jealous! I would kill for a house for $40,000. Freaking New York housing prices!

I guess I should probably throw in that the house is a foreclosure, which is why it's so cheap. Thanks to the crummy MI economy the last 2 years, a lot of people lost their homes, which I hate to see happen to anybody; but it's been a gain for a lot of people starting out with their first houses. Most foreclosures and short sales in the southeast MI/metro Detroit area are going anywhere from $30k to $100k depending on the city, neighborhood and size of the home; although a good portion of them need a LOT of work.
We got ours for $79,900 (move-in ready) which normally would have listed at $130k. The house they're buying is the next city over which is slightly lower income and the houses are a lot older, and it probably would have originally listed at double the price 5-10 years ago. Which means they are going to have like a $400 house payment! How awesome is that!!?
I told Mike there's another house to throw into the mix for family parties.
GF already bought some appliances at a super good Christmas deal, too.
