What are your thoughts on Tribeca or Nolita?

I like them both, but they both have their drawbacks. Admittedly I haven't lived in either of them. But a friend who lives in Tribeca loves the neighborhood in theory, but feels kind of isolated from "uptown" (which for her is the West Village and Meatpacking, where she used to live). But it is a really cool and charming neighborhood, and is particularly attractive if you work downtown.
Nolita is a small area but is really crowded on weekends because of proximity to Soho and the Lower East Side. I would not want to live on any street that is near San Gennaro. My friend who lives near it HATES her life for those days -- beyond the crowds and noise and fights, the streets get FILTHY.
Those are just the drawbacks to keep in mind -- they're great areas, but it is easier to point out what is wrong with them than to go on and on about the pros
I think both are great neighborhoods. There are many restaurants and shops in the area and Tribeca is getting a bit more popular now with the young professionals and middle-aged crowd. In order to judge whether or not I would want to live there, though, I would want the following:
1. close proximity to subway
2. close proximity to good supermarket, PO, bank/ATM, laundry/cleaners, drugstore, etc.
3. quiet at night
4. inhabited by other like-minded people
