Thanks ladies, I feel like I whine on here so much, that I hate to do it more.
Short story is: DH's grandpa is in the hospital with pneumonia. My grandparents are apparently going BSC at their assisted living community and my nana has been causing some problems, so the lady had to call my uncle who called my dad. My sister will be going back to prison for up to 2 years, 10 months, her court date is Feb. 10. My dad is having his 4th eye surgery next week to remove the cataract and then he may have a 5th surgery after that.
Today we finally got the appraisal for our refinance. It appraised $30k below what it appraised for 3 years ago (when we were buying) and lower than our loan balance, so we can't refinance, b/c we're technically underwater to them. We bought right as the bottom dropped out and as such have a crappy rate. We're so disheartened esp b/c we've put so much work and money into the house only to have these appraisers tell us it's a waste. I know the house is worth more, but we can't appeal and no one else will let us appraise b/c of PMI. I looked at the list of houses they used and only one other one is a 2 story like ours, all the others are ranchers.
DH is pissed and I don't want to have to go home and deal with him b/c there's nothing we can do. We'll be stuck with this house forever probably.

Hope DH's grandpa is okay and they can treat the pneumonia.
Sorry about your grandparents not liking the assisted living. hopefully the will adjust soon and calm down.
Maybe 2+ years will help your sister.
Hopefully the house market will rise soon and your next appraisal will be higher. You might have to wait a couple years to try again though.

I hope everything works out with your grandparents and your dad's surgery. And I know it's not a good situation to have your sister in prison but maybe it will be her chance to get clean and turn her life around finally.
And as for the house
, no advice b/c I'm no expert on that stuff. I do know we're going to have to rent our townhouse when we go to buy a new house b/c it won't be worth selling (but we haven't put the time and money you have into yours).

Oh I am so sorry, that is a lot of heavy stuff you guys are dealing with.
Sadly I think a LOT of people are in the same boat as you guys. We basically are underwater right now but aren't trying to refinance so I can't fully understand your pain but it still sucks.
I really hope you guys hear some good news soon
Ditto! Anytime you need to vent, this is the place to do it. I am sorry things are crappy, and I hope that things are looking up.
