Hello!! Question for all you Phoenix nesties!!!

So we are planning on moving to the Phoenix area in the next 6 months or so and we are planning on a trip down there on the 20th of March. We are going to be staying with my aunt in Wickenburg but looking around neighborhoods near Avondale and Litchfield Park. We will also be looking at the culinary school in Scottsdale.

My question is... where should we steer clear of and is ther anything we HAVE to check out while there?? We will be there 5 days.

  • Litchfield Park/Avondale is over an hour away from the culinary school in Scottsdale.  Might wanna look there....
  • Personally I wouldn't live in El Mirage or Maricopa, and parts of Avondale can be kind of iffy too these days. Goodyear is pretty nice and Litchfield Park is a bit older but nice (and I hear they have a great school system if you have children). I currently live in Surprise and it is nice too...very quiet...but it's a bit inconvenient as there are no major freeways close by.

  • I'm only slightly looking now but one of the things that the real estate person I last talked to said was watch out for this land where Motorola dumped their stuff.  I wish I could remember the name of it off hand, but it's not coming to me - I'm sorry.

    But basically they dumped their old batteries and etc in these containers underground which of course leaked.  The land became contaminated and there are a LOT of locations around town where this happened.  She said while these places are livable, they aren't the easiest to move when you need to leave the area.

    i have lived here for 25 years and honestly have no idea what you're talking about, lol.

    the areas you mentioned aren't close at all to the culinary institute. if you don't mind a drive, the places you mentioned are nice. there aren't really "bad" cities out here, just bad areas within the cities and it's really hard to tell you where NOT to go, as it can be beautiful on one street and the next street over, you should stay away from. the phoenix area has so many nice areas and it really just depends on how far away you want to be from work/school, stuff like that.

    while i'm not all that familiar with tolleson, i have friends and family that live in very nice areas of avondale.

  • That is a really far drive from Southwest Valley to Northeast Valley and with traffic, you'll be pulling your hair out in no time.  If you will be attending Scottsdale culinary and looking to find affordable housing, closer, more affordable areas are Mesa, Tempe, North Phoenix, even Chandler.  GL

    I wish I remembered the name that she called that sort of land, because when the real estate person first told me about it I found the information a lot easier. 

    But basically Motorola had these chemicals, batteries and etc that they buried over the years.  It leaked out of the containers and affected the water.  Unfortunately they buried it all over the valley in various places. 

    I remember one of the biggest sites is underneath that park on Hayden, Chaparral park and the golf course next to it.  That's why they weren't allowed to build housing on that site.  But that entire area is effected.

  • I think you ladies are talking about Superfund sites, or maybe brownfields. I did some investigating, and it looks like the contaminated groundwater plumes are pretty well mapped out and remediation efforts are fairly effective (I spent a summer working on a Superfund site so I almost, maybe know what I'm talking about).

     You can read up about all of the contaminated sites in AZ on this website:

    I hope that helps. And FWIW, I wouldn't worry a whole lot if you are on top of one of the plumes. The technology to clean that crap up is pretty effective, and the water utilities are generally very good at making sure your water is safe. But a good RO system never hurts anybody if you are worried :)

  • I lived out there for 2 years and I have taught out there for 4.  Yes, it looks very nice..all new...that's what got us.  Trust me it's not all it's cracked up to be.  It has high number of drug and drop houses.  I was south of the I-10, I think north of the I-10 may be a little better.

    Like PP posters have said, you really can't "judge" one area.  I live south of I-10, just north of Laveen, and my zip code is one of the safest zip codes in Phoenix. 

    As PP have said, in this city, you can't say "don't go hear, go hear" because it's not cities, or area's it's pockets.

    And unfortunately, because of our real estate issues, drug and drop houses can be found anywhere in Phoenix, even in Scottsdale.  That's what happens when you have abondoned and bank owned homes that sit vacant.

  • I am a native to Arizona speifically Phoenix area. I would agree with several other Nesties that you can have a great street then a not so great street. I highly recommend to visit first to gather your own perspective on the neighborhoods and schools. Yes, you are looking to a long commute if you live in Avondale area and attend school in Scottsdale. You will be going with the flow of traffic both directions. Areas in Scottsdale both North and South as well Mesa, Tempe, and Chandler are closer than Avondale. My recommendation would be to drive from Avondale area to the school during rush hour to gain your opinion. One neighborhood that has a not so great perception is Maryvale. It seems like anything that people say about Maryvale including a few of the police I know is that that area is not the best. I am sure there are other areas as well but that is the one I hear of most often.

     We are currently looking for a new house to rent and have been using Craigslist a lot to look for homes. Might want to check it out.
