House appraisal

Our realtor is coming over to appraise our house on Monday. Obviously I plan on picking up around the house so the poor lady isn't tripping over baby stuff, but DH wants to go down to the basement and "organize" all the crap down there (boxes of clothes and books, Christmas decorations, furniture, etc... We don't use our attic!). I keep trying to tell him that the house isn't going on the market for a little while, and the realtor doesn't care about the boxes at the moment.

So WWYD? How much would you clean?

  • We refinanced this fall and had the appraiser come just before Halloween. We were hosting a party and had the house all decked out, spider webbing and all! He appraiser didn't care and was disappointed he wasn't invited, haha. I wouldn't worry about cleaning up too much. Just make sure she can see important things, has clear walking paths, and won't trip on anything.

  • I'm no expert, but I wouldn't worry too much about the basement.  As long as there aren't water stains or obvious foundation issues down there, then I think you're OK.  I think people forgive clutter in areas like that, and since you're not really showing the house yet, I wouldn't kill yourself over it.  You can ask the realtor for her advice on what to do once you're actually ready to go to market.

  • If it is your realtor I would not be too concerned.  When we put our house on the market she came over and told us specifically how she wanted to the house to be when potential buyers came over.  She had us go out and buy some stuff, and hide other things.

    We aren't looking to move at the moment... We want the house to be sold by next Spring and our realtor will appraise the house as it is now, and we'll tell her the list of projects we would like to do so she can tell us what to do first and what we will/won't get our $ back on. We basically are worried about capping out- we have a 2 bedroom septic that can not be expanded because we are on conservation land, so regardless of how much work we do, we can only get so much for the house.

    We want to stay in the area we're in now... We'll be looking at Westwood, Medfield, Walpole... I want to also look at Foxboro, Norfolk, Wrentham and Easton.

    Haha no, we're staying down here. We were both raised in this area and DH works south of Boston. We just need more space, and I want to be moved and settled before discussing/planning baby #2.
