FSBO or Realtor Poll
If you have or would sell your house today...in this market... would you go FSBO or with a Realtor?!
Assumptions- your house is a first time home buyer house ($120K)... you want to move sooner than later (by summer)... you & DH work full time and have a 1 year old running around...

We'd use a realtor, but to be honest, we just aren't big DIYers in any form. We much prefert to pay experts in any realm to do the job for us.
I just think it would be really hard to do everything while working FT and having a toddler, especially if you want to move quickly. But definitely take my opinion w/ a grain of salt.
Realtor. FSBO worked well for me because I had flexibility in my timing (it took 4 months to sell) and I had time to commit to marketing, making fliers, signs, etc. I wouldn't have either of those if we sold now.
I don't think the time requirement is going to change with realtor vs fsbo. The house still has to be clean before you leave for work because either way you might get a showing during the day.
Do you live where a sign might be seen by a lot of people or where you could put a sign on a well viewed corner? (busy intersection) if not then go realtor. Otherwise maybe try selling on your own for a month and then go with a realtor.
Realtor, but only because we wouldn't have a clue as to what we were doing on our own. As PP mentioned, you'd still have to have a ready-to-show house everyday, which I think would be the most difficult part with a toddler. Not having it ready to show can result in losing potential buyers.
We told our realtor 2 days before we wanted to look which houses we wanted to see. One of the sellers said 2 days notice wasn't enough time to prepare the house. It was the perfect price, location, etc, but we don't have time to dink around with people like that.
This! Even though we moved away and had to use a realtor, I would do it again if I was still in the house when it was for sale. I love our realtor-she was very responsive and had people in the house weekly until we sold at just over 90 days-pretty quick for a big house in Newton!
PS-There are still FSBO and realtor-represented houses for sale in Newton that we looked at in 2008. So you really need someone that can get the right people into your house and get it sold.
