Overrated and underrated features in houses?
I read this on MM awhile back, but I was thinking about it again this morning and I thought of some new ones.
What are some overrated and underrated features either in your house or in houses that you see on HGTV home buying shows or when you were/are house hunting yourself?

Underrated:
-Long, but shallow pantry. In the other thread, people mentioned hating their deep pantries and I was reminded of this when I was organizing my pantry this morning. That's something I really like about our house.
-Separate toilet room in the master bathroom. So. Important.
-Having more bedrooms than you actually need.
Overrated:
-Garden tubs. I never, never, never use ours. The few times I have, it just seems like a waste of water.
-Bonus rooms. I don't know what to do with the extra space! I'd rather just have a bigger backyard or an extra bedroom.
Underrated:
-Agree about the pantry. Ours is really deep & its annoying.
-I LOVE MY GARDEN TUB!
-Gas fireplaces - I wish we had one
-Laundry sinks
Overrated:
-Pools. They seem like a waste of money.
-Water closets - DH & I do anything in front of one another so its a waste of space to us.
Overrated: two story houses
Underrated: laundry sink (agreed)
Overrated:
Decoratively shaped windows. What's the point? They just collect spiders.
Tiny pools: all the work, none of the benefit.
Large pools: major pain in the ass.
Lofts into the cathedral ceiling, so they're all weirdly shaped. You're really going to work up there in the heat and hope you don't smack your head on the ceiling dip?
Carpet. I just don't trust carpet that's been lived in.

Agree with the bathroom in the master; I am so not going to troup all over the house to take a shower. However the...
Garden tub was a total must for me. I use it daily. On the other hand, I don't trust anything with jets that's been used by other people. It just stores their body gunk.
Garage space. Back when HGTV built a dream home locally, their "garage" was actually a wash-through space in case a hurricane flooded the marsh nearby. Totally useless. When has that EVER happened in south Georgia?!

Big, deep sink in laundry room.
Agreed. I lived somewhere that didn't have one & it was a huge PITA.

Overrated: Big decks, formal sitting rooms
Underrated: Extra bedroom, shallow pantry, his/hers sinks

Having more than one bathroom or at least more than one toilet

Kitchen islands - while it would be nice to have one, people figure out how to make due with the counter space they have, right?

Underrated:
Another one for pantries, I have a deep one and it is impossible to keep organized.
Counter space in a bathroom.
A dishwasher, currently do not have one, FML.
A garage, currently do not have one of those either.
Overrated:
Formal living rooms.
Foyer/Coat closet.
Totally agree with this. I've never lived somewhere that had a big enough linen closet.
I also want to add deep kitchen sinks to the underrated list.
Overrated: Single garage doors instead of a double door.
Second floor bonus room, we never go up there.
Stainless steel appliances.
Underrated: Storage spaces under stairs.
