For those that have sold a house, did you hear from your realtor after every showing with feedback? Did they check in every once and a while to compare comps (again) and look at what had been selling in your area? I'm not sure if I'm being too demanding/needy or if this is what I should expect.

  • Our realtor emailed us after every showing to give us feedback. We sold after about 2-3 months, so we really didn't have a second strategy meeting in that time period.

    I'm not sure from your post, but if you're not, I think I'd just be more assertive with him. "Bill, I'm feeling frustrated. We'd like a summary of feedback from showings from you once a week and to sit down every 6 weeks to look over the comps again and discuss pricing and sales strategies."

  • I do not think your expectations are unreasonable - if they want 3%, they need to work a little to earn it. I am extremely surprised your house has not sold yet - great location and your home is super cute.

    We sold our first house FSBO, so after every showing we would calling the potential buyer's realtor to get comments, etc.  If this is your expectation of your realtor - tell him (her).

    Has your house been listed on openhouseok.com?  What about craig's list?  Are you listed with a realtor that has previous experience at selling homes in your area?  Does he/she have other homes listed in your area?

  • You're not hearing anything at all after a showing?  I think that's ridiculous--after every showing my Realtor called me and let me know (within one or two days) that she had talked to the other Realtor and gave her feedback.  She sent a follow up survey to each agent that took one of their clients through our home...and when the survey was completed I got an e-mailed copy of it.

    We went through comps when we first listed, and then once again after our first contract on the house fell through.

    I talked to my Realtor DAILY.  Through text or phone, she was always letting me know what was up, and working on showings with other Realtors.

    Whenever we first listed we did a broker's open house and an open house for anyone who wanted to come through it.  She catered the brokers open and she ended up having like 20 Realtors come through to see my house.  One of the Realtors that came ended up having the buyers that we went under contract with.  

    If your Realtor is not willing to do these things or hasn't even brought them up, and doesn't change anything after you talk with him, fire him and find someone new.   Your house should be just as important (if not more) to him as it is to you.

  • Boymom brought up a good point - given how easy it is to stay in touch - phone, email, text, instant message, facebook, etc - it is not difficult to send a quick message to say "Haven't talked to buyer's agent yet - will call you later this evening" or "showing went well but they have a few concerns" - you know, whatever.

    We sold our house FSBO on CL in four days.  We had two realtors look at our house to potentially list it. One wanted to list it for nearly $30k less than what we ended up selling it for and the other talked to me like I am an idiot.  YOU know that location and those homes better than a realtor - have you considered selling it yourself and saving the 3%?

    I don't have any input on Tavia's question since I've never sold a house before, but I'd be interested in hearing more about your experience with this.  We will be selling soon, and I was trying to convince H the other day that we should save the fees and try to sell our house ourselves, but he thinks it would happen more quickly with a realtor and that it would be too much trouble to arrange everything for closing ourselves.

     

  • I'm new here, usually I'm on the Knot board since I'm getting married, but I'm also living with my FI and we just sold my house and are in the process of buying one together.  My house sold in 22 days, and I would say that is in large part to my awesome realtor.  I never had to have an open house and I never had to go down on my listing price.  I ended up taking less, but that's pretty par for the course anyway.  Now that we are in the buying stage my realtor is right on top of everything.  We just submitted an offer only to find out another was submitted the same day but my realtor is working her butt off to make sure we come out on top.  So if you have a contract with your realtor, I'd strongly consider using somebody else.  Of course you can try FSBO but personally, it seems like quite the challenge.  Good luck to you, hope you sell quickly!

    We listed it on CL and Zillow on a Wednesday night.  Got several full price offers that Sunday and two buyers ended up in a bidding war so we got more than our asking price. 

    On CL you can only post four pictures so we posted pics of the kitchen (which we had just remodeled) and the front of the house.  We did not list the address - just the general loction and used all the space CL would give us to list out the features.  We also mentioned that we were willing to work with a buyer's realtor.  We intended to put a sign in front of our house with a brochure but didn't need to. We also intended to set up a website to post more pics but again, we didn't need to.  Realtors have assistants that look through CL all the time looking for homes - so we got calls right away the next day. The two people that made offers looked at the house on Thursday, then again on Sunday.  It was a crazy experience. 

    As far as all the paperwork and such, my husband is an attorney so I didn't worry too much about the legal mumbo jumbo.  The paperwork can be found online for free.  Our buyer was really straight forward  - wanted to close ASAP, paid cash - we got super lucky (which is good because the house we bought was a total cluster).  The buyer's realtor did most of the work, but as she was getting 3%, she was happy to do so.

    It was an easy, easy, easy process.

    Thanks for the info!  I'd love to do this and save the 3%, but I don't think I'm going to be able to convince H to go for it.   The thought of handling it all is just too stressful for him, and he has already been super stressed since he's been working his butt off trying to get the last of our remodeling done so we can get the house on the market ASAP.

  • You know I have lots of input.  I am VERY new to this game but something sticks out from our previous conversation.

    You had said he is used to selling much more expensive homes, is he working as hard for you as he does for his other sellers?  I think it is important to remember that a seller who is selling a lower priced home at the present will likely upgrade again in the future so you will almost always end up selling a higher priced home in the future and if you have a good experience you would probably call him again (the chance for him to make even more).  The Realtor we used to sell my house was fabulous and we sold it for under 75K but she knows that I would use her again, well I would have.  :)

    Do not feel like he should give you less effort or time just because your home is not worth 300K.  Ask him about the market in your area, how long are those houses waiting on a buyer?  Ask him how he is marketing your home.  I also agree that you need to set guidelines with him, let him know how often you want to hear from him.  Within reason he should be able to meet your requests, and I doubt you are have a hard time staying reasonable.   

    If he isn't willing to work hard for you and his 3% to 6% fire him and don't feel bad about it!  Find someone who is willing to put the effort out there to find that perfect buyer.    

  • I also wonder if he isn't working very hard because you all are building to upgrade and not buying an existing home (therefore, he is only getting commission on the sale of your home and not also a commission on the house you purchase),,...

  • Thanks for all the input. I called him today to have a come to Jesus meeting... and he's out of town until Monday. Second time he's been out of town since I listed the house, but whatever.

    What if we signed a 180 day contract? If he doesn't change things after I talked to him I'm going to have to figure out a way to break it. 

    I just sucks because we spent a lot of time interviewing different realtors and passed up a lot of good ones for him.

    I am starting to think the same thing. Especially because I started noticing a problem right around the time I told him we were building. I hate to believe that to be true.

  • You guys can mutually agree to terminate the contract.  Most of the time a Realtor does not want to continue working with a client who is unhappy with him/her.  Just let him know that you feel like your relationship is no longer beneficial for either of you.    ;)
