House Update

Okay, so we finally find a house that's very close to perfect for us... and then we find out we're required to have flood insurance :( There's a creek, but it's across the street! The day we looked at it was towards the end of all the rain we had about 2 weeks ago and there were no signs of flooding anywhere near the house. Not sure we want to bid now. We have to look into what the bank would require and how much it would cost. Anyone have any experience with flood insurance?

  • At my old job, I had experience with it.  I can tell you that it's really surprising what locations require flood insurance sometimes!!!  It's all based on the 100-year floodplains or something, so even if the area has been dry for a really long time, you may still be required to get the insurance.

    Do you know if it's being required by the government or just by the lender?  If it's just the lender, you could look elsewhere, if it's the government (which it probably is), then you're stuck.

    IIRC, flood insurance is expensive, but not completely horrible. :-  I want to say it costs about 1.5-2x the annual homeowner's premium.  So basically you'd be paying 2.5-3x as much in insurance for a home in a flood zone vs. one in a non-flood zone.
