so if a house had water in the basement

should i automatically rule it out? we went to see one today that we liked , but it did get water . the owner put in two sump pumps in the basement and it seemed as though the problem was resloved... i dont know enough about this- and of couse we would find out more if we were to have an inspection, but just wondering your thoughts? tia!

  • Does it have water in it right now? Or did this happen in the past and they took care of it?  Are the pumps installed down there, like automatically turn on when water gets in?  We bought a house 2 years ago that had water in the basement in the past, the previous owners had put in curtain drains and an automatic pump and even with all of this rain we are bone dry.  We did have water last year during "the flood" when the outlet the pump was plugged into blew, but once that was fixed, no problems.

    One thing to look for....mold or water damage in the basement from when there was a water problem.  We have a section that has wood paneling and the bottom 2 inches of the panels are all shot and we need to rip it all out to replace, but the inspector did not find any mold

    So long story short....it wouldn't be a deal breaker for me as long as I thought it was taken care of

  • I agree with pp..if it now has sump pumps and drains..think they are called french drains?  and hasn't happened since last years flooding...I would be okay with it.  Just make sure if there is mold that has also been taken care of.  You do not want to mess with mold.

    so the water was from the flood last year. they put in the pumps and they go on automatically if there is water. i believe it has been dry ever since though. i will double check on the mold. thanks again!

  • At this stage where we have a house that gets water, I would say yes it would be a deal breaker only if the basement was going to be a living space. If the basement is just for storage I would say as long as they took every precaution: sump pump with perimeter system (not just a French drain), battery back up, and now I add a generator to the list. We has everything except the generator and when the big storm happend 2 years ago and we lost power for 8+ hours, our back up battery died and we got water in the basement. Now you know my basement is our primary living space so this was not good. Luckily all it did was ruin our sub-flooring and Brent was able to replace the floor with no real damage.

    But if we were to buy a new house, I would not want any water at all. So I guess now that I type all this, yes water would be a deal breaker for me. It's just too much to deal with and our insurance didn't cover anything. If you want to have Chris talk to Brent just send me a message.

  • When we were looking, it was a deal breaker.  We looked at a lot of houses in Johnston, all with water issues.  If there was a sump pump in the basement for us, we crossed it off our list of options.

    We bought our house, and it ended up flooding last year with the storms, so the joke was on us. We ended up finding holes in the basement floor hidden under beams that there was no way the inspector could find without removing the stair case and door frames. The house didn't normally have water issues, only under the heavy conditions when the water table rose.  Since it sounds like the issue with the house you are interested in was a one time thing, like it was for us, I would go for it. 

  • Was there a basement in New England that didn't flood last year??  I think especially if the incident was just during the flood last year you don't have anything to worry about

  • I agree with ked--last year's floods were a very rare event.  I know so many people who never had water but did last year.  Plus, if they had the sump pumps installed, you're probably good to go.

    I will add-we bought in 2006 and have a sump pump.  Our basement is half unfinished and half finished for a playroom.  We had a foot of water in there during last year's flooding.  It was covered by our insurance because we have a "sump pump rider" as a part of our policy and the insurance company determined that the cause of the flood was that our pump could not pump the water out fast enough, i.e. it failed.  We do not have flood insurance, and flood insurance would not have covered us anyways (i looked into it). 

  • I sure hope not.  We had water from the flood and gutted and redid the basement.  Never had water before or after.  We dry-locked and have a pump.  I'm really nervous about this being a factor when we go to sell that people will walk away from it because of that since we will disclose it.
  • If it was only from the floods last year I would say no, esp if they have done something to reassure it from happening again or damaging further.  If my mom ever plans on moving I hope to buy her house and we would disclose the flood from last year, because of which I put in a pump and have special tubes outside so water will flow away from the house.  The basement was dried out and cleared of any mold, which would be something I would check into if it had had water in teh past.  GL
