Put in an offer!

So DH and I have been searching for a house for a few months now and just haven't found anything we like.  While looking with our Realtor last week we came across a short sale that was in excellent condition and just needs new carpet/paint.  The appliances are all stainless steel too!  We were originally going to stay away from short sales, but this was too good of a deal to pass up and not at least try.  We know that we will have to wait a long time to hear from the banks.  Anyway, we submitted an offer at the asking price.  This morning I got a a call bright and early from our Realtor that the sellers want to take the stainless steel appliances with them and replace them with new white ones!  DH was so upset, that is one of the reasons we like the place! Aghh, so I told our Realtor that would be a no go on our end and that the listing said the appliances are included and that we had put that in our offer that they had to stay.  So frustrating!  I really don't feel like these people are in a place to negotiate too much.

  • They're not in a place to negotiate with the price but they can do all the negotiating with the appliances...sorry, but that's just how the chips fall.  However, if they didn't want them included in the sale they should have replaced them with the white ones in the first place.

    Look at it this way, if the short sale doesn't go through and the bank takes the house back, than the house won't come with any appliances because the owners will take them with...at least they're trying to give you something...perhaps try and negotiate for new stainless.

    I know, the more I think about it the more I don't really care about the appliances, I was just disappointed that they would do that after we put in an offer, they should have switched them out prior to putting them on the market.

    Our realtor won't even show us short sales because he says they cause too much aggravation.

    Instead of the sellers replacing the stainless with new white appliances, could you ask for an appliance allowance instead? Then you could pick out your own new appliances. Even if they're willing to buy stainless ones instead of white, you know they're going to buy the cheapest thing they can find, and it might not be what you would want. You might be better off buying your own appliances, but asking the seller to contribute toward the cost with an appliance allowance.

  • I didn't think there wa any negotiation in short sales?  I tried for a couple when I bought my place in 2006 and none of the banks would negotiate anything other than a little closing costs.  The homes were as is and set price by the bank.

  • That's not always the case...some short sales are set up that the seller gets to counter and reject any offer before it ever gets submitted to the bank.  The other end is that most short sales today aren't approved by the bank until they receive an offer...then the bank reviews the offer and determines whether they'll sell it for that amount.

    They sure did, not all we have to do is wait...and wait...and wait for the bank to take a look at it and hopefully accept it.
