Does anybody know a legit website that I can find foreclosure homes on? We are starting the looking process right now but we are not ready to sign with an agent just yet.
Thank You

Re: Foreclosures
Thank You
Makes sense as I have seen some on real estate websites ...would absolutely love to have an exclusive list of foreclosures
You might want to contact a realator in the area you are looking in (they should know the area and schools first hand). They might be able to give you a list of just foreclosure homes. Or if you have a friend that is a realator, they can give you their password, and you can search the MLS that includes only foreclosures.
When doing a search, I have found www.happyhomeowners.com to be the most user friendly. It has foreclosures listed too.
Will do
Thanks for the link I will for sure check it out.

www.realestateone.com
They allow you to limit your search to foreclosures and short sales.
www.moveinmichigan.com has all the MLS for the state of Michigan. We found it the most helpful and you can define your search for the number of bedrooms, etc.
You can also narrow your search for just foreclosures, rentals, short sales, etc.
If I may, even though you didn't ask, can I offer a word of advice? Look at the foreclosures, but don't do it exclusively. Almost all of the foreclosures that we looked at were in horrible shape. We found that when people know that they are being kicked out of their home the took everything. I really mean everything... appliances, light fixtures, kitchen door cabinets, copper from the plumbing, electrical outlets, you name it. Anything that they can get money from, its gone. We found the best deals from the short sales and the people who HAD to sell. They are usually willing to throw extra things in as well. Just an FYI. Look at everything, you never know.
Best wishes! The best thing we did was find our new house. Of course it would be even better if we could have sold our other one and not have to be looking for a renter! Good luck!
Great advice thank you so much!! I need to better educate myself on short sales I guess ...
A short sale is when the homeowner owes more on their house than what they can sell it for. They're about to lose thier house so they go to the bank and ask for forgiveness, if you will. So say I owe $210,000 on my house, it will only appraise for $175,000, I list it for sale and I get prospective buyers. They place the bid at $170,000, the bank now has to approve me selling the house for under what I still owe on it. The bank can take up to 90 days to come back to the prospective buyers either approving their offer or denying. Either way, they are locked into that property and can not place another bid on another one, after the 90 days they can walk away.
I'm not an expert, but I'm in the process of buying a house myself (Actively searching) and this is what I understand about SS's from what my realtor explained to me.
It sucks, because I REALLY want this house that I saw but because it already has an offer on it, I can't place an offer, even though the bank hasn't made their decision yet and the buyers still have a 60 day waiting period. So I'm still searching but I'm keeping my eye out on it.
Also, my word of advice, use realtor.com. Trulia is the worst with updating their property listings. A lot of times the listing agent keeps properties on sites so that they can get calls. DON'T call the listing agent, they are the sellers agent (have more interest in the sellers than they do you) If you go through the LA they're just getting more $$ in their pockets ($$ from you and $$ from sellers). Go through your own agent (Sellers agent, they work for YOU). I have a realtor that is great if you would like her number.
