Home inspection and my garden

We are in the process of selling our house. The inspection just came back and they said the stucco on the front of our house is below grade, and they want it raised to 4" above grade. Which means either we remove stucco (???) or dig out all of our landscaping. Harumph.

Re: Home inspection and my garden

  • Ehh. That blows. Are the sellers requesting you fix it? Can you negotiate? I have never heard of that. Is the only thing they are requesting?
  • They're requesting other things. And after discussing with DH, we're telling them no to digging out my garden. I wasn't about to pay $$$$ to have all that professional work taken out. If they're that concerned, they can have at it.

  • Yes let them do it.  We've been digging out all along our house as a we landscape each bed.  Previously the dirt was nearly touching the siding, insulation, and plywood.  Not good!  We dug down 4-6" in each bed.
  • We're getting a second opinion and will give them a credit to do it themselves. I'm not paying $$$ to have it ripped out and not have the sale go through. Not to mention the regrading will screw up the sidewalk pavers in my sig pic, as well as a host of other parts of the front yard.

  • Do you have any issues with water in the basement?

I'm kinda not surprised considering you only have 1 row of rocks between the house and the mulch. I think our gravel is about 8 inches deep from the house?  Would it really require digging up things or could you get away with just removing mulch and laying down gravel?
