I moved away from Indy in May, but still own my home on the NW side of town, just west of eagle creek park off of 56th street. I had it up for sale this time last year and took it off in march. I had no bids and only 6 or so showings. Price was 5k less than what we paid 5 years ago.
Could anyone recommend a realtor who is familiar with either:
-selling homes in newly developed "starter" neighborhoods (some foreclosures in the area)
-selling homes that are in the 100-160k price range
-selling homes in Hendricks county (or other similar 'burbs')
-selling homes that will probably not sell for as much as what's owed on the mortgage
-well-experienced with agressive marketing to get people in the door for showings

I really like the realtor we're using to buy right now. We didn't use him as a seller, only as a buyer. email me at jsjettagurl at hotmail dot com. Also, are you only interested in a traditional sale? Would you consider a rent-to-purchase option or a land contract with a company? If so, I can forward your info to the investor we used. We sold ours as a land contract. It is a confusing process, but we've been quite happy with how it is all coming together.
We used James Embry with Century 21 to buy our new house earlier this year. He worked with us for over 10 months to find the perfect house for us, and the one we ended up buying was one he found himself, not one we had chosen from the listings. I thought he did a great job, was very attentive and very knowledgeable.

You might have already contacted someone, but I had to give our realtor a plug. She is awesome! She also flips houses, so she will be able to tell you the value of improvements you might have made. She is helping one of my co-workers right now and he keeps saying "thank you for reccomending me...she is amazing"
