Providence/Savanah Area?

Hello!

My fiance & I have just begun house hunting. I have only lived in Dallas alil over a year so I feel like I don't really know where to begin. My fiance really likes the Providence & Savanah area. We went looking recently at a few model homes over there, it seems nice however there is not much over there. I would appreciate any advice, and any  pros or cons about the area, the subdivisions and the houses.  Thanks for your help!

Re: Providence/Savanah Area?

  • If I were going to live that area - I would go a bit further and look in the Paloma Creek developments.  The houses are more my style and I've heard negative things about Savannah/Providence homes - like the kitchen cabinets are not big enough for full sized dishes!

There are some good non-chain restaurants out there - my horses are in Aubrey so I'm out there all the time.  :)

  • That area is a little too Stepford looking for me

Well then it's a good thing you're not the one looking to move there.

  • In all honesty, most of the newer neighborhoods all look a like or at least all the houses in a given neighborhood look the same.

I've never been out to see those subdivisions in person but I liked the look of the Savannah ones. The main reason is that houses don't seem to have real front porches any more and I really liked the looks.

Will these two neighborhoods be an acceptable distance to work?

  • I have a friend that lives out there and LOVES it. And she's a working Momma, so she breaks the Stepford stereotype!  Smile
  • I think they are cute, but are pretty far out from most places...and traffic can be a real beast from that area.

If it is is a convenient commute to work then I'd say go for it.

  • I love the Cape Cod type houses, but DH says the upkeep with the painting would be a nightmare with the heat that we have here.

I have nothing else to add as I didn't even know these communities existed until 5 minutes ago.

    Welcome!

Heh, when I read the original post, I was thinking "why is she asking us about places in Georgia?"

Yeah, sorry, I obviously haven't heard of the area.  Sorry I'm no help.

  • My fiance works out in Rowlett but he doesn't mind the drive bc he has company truck. We are also looking over there in Rowlett area as well. I am going to change jobs once we pick an area. Right now we are in North Dallas near Plano.
  • Thanks for the welcome and comments!
  • Is Providence/Savanah north of Little Elm?  Off of 423?

If so, the drive from there to Rowlett may seem long without traffic, but with traffic - wow.

If not, then disregard my post.  :)

  • Oy... even in a company truck that seems like it would take a realllly long time.    I would suggest driving it in peak traffic times to get an idea of what he is looking at.
  • If it helps, I drive from GB/Tollway to Aubrey during rush hour traffic.  To get to Prov/Sav, it takes me about 20 minutes... without construction on the Tollway at 121.  When they had more lanes closed, it took me upwards of 40 minutes.

Are you talking about morning traffic or evening traffic.  Southbound morning traffic is heavier than northbound morning traffic.  Vice versa for evening traffic.  DH's commute is an hour every morning and an hour every evening.  We don't live as north as Savanah/Providence and he doesn't work as South or East as Rowlett.  Traffic is going to be ridiculous.

Indeed.  It is the main reason we did not choose to move up that far north...despite the awesome home prices.   We both have company cars as well, and it just wasn't worth it to spend that many hours of our life sitting in the car.

Driving northbound during evening traffic between 5 - 6 p.m.  I get on the Tollway at Park and go up to 380 and across.  Total drive time for me between those hours from Park/Tollway to Aubrey is about 40 - 50 minutes.

Well, you are good at giving your opinion and not being very helpful in the overall theme of the thread, I will give you that.

That is your con.  Everyone else's con was a little less.....snarky?  You could have just said, "To me, most of the houses look the same."

Anywho, I wouldn't want to live that far away from my work unless it was the only place to live.  It's about the time in the car for many of us.  We live just south of Denton and drive to the Grapevine area every day.  The morning drive is not terrible but the afternoon/evening drive makes me crazy sometimes.  Have you considered areas a little east of Rowlett?

Noted, I personally didn't see it as snarky, just giving my opinion and, I  have said that exact same thing to a friend IRL who asked my opinion about that area.  Now, the reply I got, I would call that snarky, but C'est la vie.

Would I say a snarky comment like that to my IRL friends (some of whom are on here)?  Yes.  A total internet stranger who is just asking for an opinion on something?  Nope.

  • It will be a long drive to Rowlett, with or without traffic. We live on the border of Frisco and Mckinney and it takes me 40-60 minutes to drive to Garland for work. The only time it takes 40 minutes is on Saturday morning. We liked the subdivisions there but didn't like how far it was from everything.

  • I have a friend who lives in that area and she said she gets tired of having to drive to do practically anything. Even grocery shop, which I think she drives to Denton to do.
  • We live off 423/ panther creek area..so not far from There.. I would NOT move that far and drive to Rowlett...It takes me at least 30minutes just to get to Carrollton from where we live..I can't imagine that drive! BUT...the houses are cute!

    Good Luck!
