We still haven't heard back about whether or not the appraisal has been raised (we were supposed to hear on FRIDAY) but the sellers just sent over a letter saying that if it's not raised to something agreeable they are going to cancel the sale. Their agent talked to ours and said they have another buyer waiting and are willing to risk it, lose our sale, and try again with another buyer in hopes for a better appraisal.
This is awful. I don't want to lose this house! I don't think I can handle another heartbreak.

Great... the appraisal was raised... $2k. SO helpful.
Now we just keep our fingers crossed and hope that they'll negotiate with us and not give up entirely
We really feel like this house is meant to be ours. We're willing to pay cash over the value to get it, but we don't have enough to go all the way AND have a down payment AND pay $10k closing. So hopefully they'll meet us in the middle.
Thanks for the vibes girls, I could definitely use them until we have a signed contract.

From what I've been told by our realtor, the only way for us to get another appraisal is to find another lender and go through that entire process again. Also, there's no telling how that appraisal will come out (it could be even lower!) so it's a risky move. We have to go with whatever the appraisal comes out as for the lender.
Hopefully we hear from them tomorrow and can get some sort of resolution early next week. :sigh:
