  • I've delt with them on both sides.  I've never had a property foreclosed on, but I've helped clients negotiate with bank to avoid them and do other things in lieu of foreclosure.  There are lots of options.  If you're talking about buying one that's a different animal and a PITA, but it can be worth it...  you just need a nerves of steel!

  • We bought one.  I think it took a year off my life... but it can be a good deal if you have the resources to do the repairs and cosmetic updates.  We knew we would gut anything we bought, so it was good for us.  Dealing with a bank that has hundreds of these on their desk can be very frustrating though.

  • We bought and it was actually really painless on our part.  However, our house was only 4 years old - so we really didn't have anything to worry about as far a house condition goes.  The bank had already re-carpeted and repainted, so nothing was trashed.  We got a good deal and we just made sure to have a really good inspection done (just in case), since we knew it was going to be sold "as is".
