So, last time I updated you, DH and I made an offer on a beautiful foreclosure located on 3.1 acres of land backing into the state park and our offer was accepted. Since then, we had two inspections - septic system inspection and a general inspection.
When you approach the house, and first walk in, you think: wow, what an awesome deal, it could cost $100K more and still be a deal. Yet, once we got the inspections in... it's a different story. The septic system could not even be inspected because some idiot put a black top over it. It's not in the middle of the driveway, but on a side... still who the hell covers the septic tank with a black top?
The general inspection was even worse - mold everywhere even in the attic - they did not have any ventilation in the roof - the grates that would normally cover a fan, cover nothing. The lower level would need to be torn down 4 feet from the floor, all the walls. The deck is not legal, and dangerous since none of the support beams are in the ground. And the worst is - there are termites and carpenter ants everywhere. The inspector said that we should request the permission to pull off the fake wood siding in the affected areas to see if the structure is damaged. But, even he expects the worst because the ants are everywhere.
After the realtor left, the inspector said that it would cost $150,000 to fix the house to be livable and look nice. He also said that we definitely CANNOT move in with all the mold in there, because it would bebad for me if we plannned babies. He told us about how mold affects various things in the body and all.
So, needless to say, we are not getting that house and are back to looking around. There are plenty of properties in our area, so hopefully we can find something nice for ourselves. Cross fingers Girls

Ugh!! It's surprising how much can be hiding in what looks like a perfectly sound house.
Something good will come around.
DH and I started looking at houses, we had gotten per-qualified and everything when he lost his job. After we spent a year back at our parents' house, we had to rent again for a year (which was not ideal for us). But then the house we have now literally fell into our laps. It has *everything* I wanted in our first house that we wouldn't have been able to afford it if it hadn't come from family. It even has a fenced in yard and all the appliances, which were a bonus.
So don't worry, your dream house is out there, you just haven't found it yet. Or maybe it's not even yet on the market.
thank you! I was so totally in love with this house, that I was alread planning what we would do with every room. DH started drawing the various options for the huge living room with the fireplace... really the opposite of what we should be doing at this stage. Our best friends got a house this way, paid a full price for it, and are now struggling financially. They keep saying that they were so in love with the house, they stopped looking at other options, and this was a little over their budget, but they decided to go with it anyway. They tell us to stop being emotional about the house - it's an investment, a business transaction... I really have to stop doing all the planning in my head when i see them.

I'm going to tell you otherwise here. DH and I looked at many houses, and if I felt any sort of emotional attachment to one of them, I started thinking about how I would make the house mine. This is what made me able to choose the house we did. The one that felt the most like "home" was the house we picked, and it felt like home because I could see my family there. You seem to be okay with becoming attached and then realizing that the house won't work for your family. I don't think you planning the house when you see it is a problem as long as you know when it's the time to walk away.
It stinks that the house didn't work out, but there's a house out there for your family, and I'm confident you'll find it soon! Good luck and hang in there!
Thank you so much! BTW, Zeke looks so smart in this picture. I could lay down next to him and stare back in his eyes. I love doing that with my dog. They have such smart eyes.
