Selling our house...

Hi!

  I noticed in a previous post that several of you are in the process of selling your house.  My H and I are planning to put our house on the market in the spring.  I'm hoping you guys might have some advice.  How did you decide who to use as your realtor (both the office and the actual realtor)?  What did you do to get your house ready for sale (i.e. on all those HGTV shows they say to put away all your personal pics, etc...did you do this)?  How have you found the process of showing your house?  I hate the idea of strangers being in my space but there's really no getting around this!  Do they give you enough notice before showing up?

   Can you tell I'm nervous???  Any advice you have on your experiences is greatly appreciated!

  • We had a relo package--we chose one of 3 realtors that pitched to us at our house, but we were stuck with the one we bought our house with :( I'd go that route--the first REA was awful, the second was better, and the 3rd kicked butt.

    We staged extensively. We rented a POD and got some of the clutter in there. We got rid of all the personal pictures, etc., stored away a lot of the books, kept the place clean, shampooed the carpets, put new flowers on the front porch, etc.

    Showing my house was a necessary evil. Lock away your valuables just in case. I'm fine with people checking the place out, considering how many closets I've looked through in the last few months! They always called before someone came to the house, and we could always decline/reschedule a showing.

    You'll be fine. I just sold my 4th house and bought my 5th, so I'm an old hand at this ;)

  • Well, I am selling in PA, so I don't know if I am going to be of much help.

    We were also a relocation, so we had to have 2 realtors that the relocation company suggested come out and do an analysis.  The one we hated, the other, which is a team, we love and went with.

    They gave us a list of things to do to make the house more desireable.  It sucked because we were not really ready to move out of it yet adn still had a ton we wanted to do to the house, but DH got a promotion, so we are moving.  I had to repaint the kitchen to neutralize the color, paint over some scuff marks, planted new flowers, cleaned the heck out of the house, threw away a ton of crap, carpeted the upstairs, and made some small improvements.

    Our realtors did say that our house did not have too much personal stuff out, so I did not have to take down pictures, etc.  The PITA is keeping the house imacculate.  HTH!  Good luck!  I know it is stressful.

  • I actually called our realtor about this last night.

    We bought our place with this realtor, and he manages the rentals in our unit. So it seemed natural that I would use him to potentially list the place for sale. 

    I asked him to give me a ball park figure of what we could expect. We absolutely cannot go below a certain number and condos are not worth sh!t in Boston right now. 

    As for showings, clear the countertops and put everything you possibly can away. You should get 24 hours notice before showing, I think. I would also paint the walls a nice neutral color if you have gone bright or dark.

  • Our house is currently on the market.

    We had a realtor who was recommended to us by a family member. We were not entirely comfortable with is. We stopped working with her and decided to hire a friend. At first we weren't sure if we should use a friend, but he has been wonderful and we are so glad we decided to.

    We have staged our house. I watched a lot of HGTV as well, and I packed away a lot of personal pictures (I usually have frames on every single available surface of the house), put extra furniture in storage, etc.

    We require 24 hours notice before a showing, which gives us time to get things ready. We also only have realtor assisted showings, so our realtor is there for every showing, which is what I am most comfortable with.

    It is a lot of work, but a necessary process. Good luck!
