How did you choose your realtor? We have met with 3. All three have suggested listing prices within $5000 of each other- we are in agreement with this price range. It is actually on the high range of what we thought. When we looked at recent activity we were surprised at the selling prices.
All three are going to market/promote in a similar fashion. Two (B and C) are from large national companies, one is from a company that is large on the East coast and making big strides here (Chicago Area). A wants a 90 day contract and 6% commission, B wants 6 months and 5%, C wants 90 days and 5%. I like A's personality and his style, DH was impressed with B (she is a "stager" too- although she gets on my nerves with her "posessiveness" of my house- ie- I said I wanted to plant mums in the pots on the front porch she got all "what color, what size" It was a tad annoying) C put off my DH and to me she was trying too much to impress and flirt with my DH. Which I find distasteful- my DH quickly made it clear he was not impressed.
We do not have to sell quickly- but we want the house off our spreadsheet soon. Currently there is no mortgage on the property and we are just paying property taxes and utilities there. We want the house gone, but do not want to give it away to get it gone.

Re: Sellers
We went with the agency that sells the most houses in our area. We lived in a smaller metro area with 100,000 people and there was quite a gap between the agency that sold the most houses and the second agency.
We felt that more people would see our house this way. The agency did weekly tours of their listings so agents could preview, provide feedback and keep it in their minds for their potential buyers.
We went with the agent who sold my husband the house the first time. She had the most clear concise approach and selling homes is her career. A few agents we talked to were agents on the side and had other full time jobs.
We wanted someone experienced, and it paid off when our buyers were total jerks. The house took longer to sell than we would have liked, but the communication was great and she took care of us when it mattered most. I didn't want someone who was newer. I didn't want to be their learning experience.
