I saw your post on MM about the tankless water heater - they are a budget buster but totally worth it.  We have two water heaters that are original to the house and I can't wait until they go out so we can go tankless.  Our friends redid a house in Dallas and went the tankless route - oh baby.  You get hot water **immediately** - it is pretty amazing.  Further, I think it is a good selling point if you should decide to sell some day.

  • Oh, we get all of that. It would be great. But $6K just to put the damn thing in? We have other needs, too. Like tires lol. Once H gets the estimate, he'll figure out what he wants to do. He has a number in mind that he doesn't want to go over. It's all completely his savings, as mine is useless in comparison. 

    I wish I just had hot water right now, so I could properly do the dishes :/

  • when our water heater went out a few years ago, we put in tankless.  If I were to do it again, I would get a recirculating tankless.  I do love that I can take an hour+ long shower and not run out of hot water.
