We put in our offer two weeks ago and we still haven't been able to finalize a contract yet. I posted about their counteroffer; it was confusing due to his poor grammar and lack of punctuation. So it turned out that they didn't want to get rid of our contingency offer, rather they wanted to change the date of our closing on our current house from April 22 to April 1. Fine. He also wanted to have language in the contract that he be able to approve our REAs marketing plan, etc. Another item was that we go on the market Dec rather than Jan 2.
We countered back accepting the change of closing date, but we still will wait until Jan 2 to go on the market.
Our REA has talked to him numerous times trying to explain why that language has no place in a contract, why 72 hrs is needed for closing rather than 24hr so that there will be at least one business day for the banks to be open, etc. Apparently she suggested he speak with his manager, and even his manager agrees that this stuff shouldn't be in the contract.
It turns out he is the nephew of the sellers. I feel a little sorry for them, maybe their bumbling nephew is why their house has been on the market for 2 years; he's kind of a deal killer. Hopefully he can write a proper contract soon because now DH has to go to Japan for a week, so we'll have to write in an extension on the inspection period now until he returns.
But on a more positive note, DH and I painted two of the bedrooms this weekend and the carpet is being installed now. Yay!
