Moving soon- housing recs?

Dh is Army and we received orders to Ft Campbell. I grew up in Colorado and our last duty station was southern AZ. I have been to Missouri (a total of two days) but otherwise have stayed west. Where are some places that I can look for housing? Good/bad? Cost of living? Anything else you can think to tell me about the area would be awesome. Dh will be out the first part of Nov and I should be in around mid-Dec. TIA

  • Well Ft. Campbell lies within Clarksville but Hopkinsville, KY is relatively close.  I'm not familiar with Hopkinsville.

    Not sure what you are looking for in regard to housing or if you have any kids.

    I consider Clarksville split in three sections. Ft. Campbell Blvd, Old Clarksville(Madison St.) and Sango.

    Ft. Campbell Blvd section is closer to the base and is prodominately all military or ex military neighborhoods.  I haven't lived in that part of town in over 15 + years but even back then the neighborhoods were in my opinion a bit rundown.  It's hard bc so many families are in out of of those neighboorhoods and so it's hard to maintain a lot of the community.  However if you feel most welcome with other soliders this is where you will find tons of support.

    Old Clarksville is where my family now lives.  It is mostly older retired army and non-miltary clarksville, this would probably be your median of housing prices. Ft.Campbell being the lowest.  I like Old Clarksville bc it brought us a bit of life away from the army however it is a farther distance so commuting for your hubby may not be ideal.

    Sango is the burbs of Clarksville, newer pricer homes and I think the least army per capita...This is def a treck from post but the living is superior to the other side of town.

    In regards to education again I would say it's reflective of home prices.  I hope that helped somewhat I know it can be overwhelming since Clarksville has grown so much and to say Clarksville it means a lot of area to cover.  If you have any specific neighborhoods I can try to help.

  • Hi!  I always write novels about Clarksville because no one else really knows the area here on the board lol

    DH and I are both deployed right now, but we actually just bought a house while we were home on leave last week! 

    I'll agree with PP about the parts of town she listed, except I think there are more areas.  If you'll pull up a map, the descriptions I'm going to give you will make lots of sense.  Clarksville works almost completely by the main interstate, I-24.  When someone asks where you live or where your salon is, you say "exit 8" or "exit 1".  Other than the interstate, there are 3 main roads in town that roughly form an H - Wilma Rudolph Blvd (commercial with restaurants), 101st Pkwy (just an expressway across town), and Fort Campbell Blvd (aka Hwy 41A) where the pawn shops & surplus stores are.

    Generally speaking, the most affordable housing (almost exclusively junior enlisted) is located nearest post on Fort Campbell Blvd (aka 41A) or Tiny Town Rd.

    As you travel up Tiny Town Rd away from post, neighborhoods go up in price and rank.  Tiny Town ends at Trenton Rd and this area is known as Exit 1.  Exit 1 is a sea of affordable houses for first time buyers.  Almost all homes here are 15 years or younger.  The majority of homes in this area are below $200k.

    Exit 4 is Wilma Rudolph.  It's where the restaurants and hotels are.  No shops here other than a not-so-hot mall.  There are a couple cute shops I really like downtown in pp's "old clarksville".

    Exit 8 is  Rossview Rd.  There are some very nice neighborhoods here and this area had 2 of our fave neighborhoods.  The schools in this area are also pretty good.

    Exit 11 is Sango.  It has the largest houses in the nicest neighborhoods.  Homes here are almost always above $200k and go up into the $400s.  The schools here are the best in town.

    Traffic's pretty heavy in the mornings when the Division's home.  We used to live at about the middle of Tiny Town Rd (halfway btwn post & exit 1) for our first house and it easily took 45 mins to get to the office for PT.  That was before they four-laned Tiny Town though...

    The house we just bought a few days ago is off Exit 11.  Because it's interstate and not in-town driving, that's about 45 mins too.

    For searching for real estate, www.realtracs.com is the free local MLS site.  You're looking at Montgomery County.  If you want to search by areas, Area 71 is "old Clarksville", areas 72-75 are pretty far out there (too far from post, IMO), Area 76 is Exit 1 and part of Exit 8, Area 77 is part of Exit 8 and all of Exit 11.

    I have to recommend our realtor :)  We've used her three times now.  She's a retired LTC and really knows her stuff.  Honestly the best thing about her is that she'll tell you like it is.  "Diana, there are much better houses out there than this one" or "the seller's nuts if they think they'll get that much for this house".  Beverly Noland - 931-624-8214, 2nolandb@realtracs.com.  She's really a wonderful woman and very knowledgeable and looks out for you in every way.

    Ok, and I have to ask, but is there a nest glitch or did you really get married 11/11/06 in Mississippi?  We did!
